We are moving from the south west (currently renting) to the midlands, and need to make a decision on what to do before applying/confirming school placements for our DD10 and DS7 in September. I am a massive overthinker and can't make a decision!!
Option 1 - Location 1 - New build through Mulberry Homes. On at around 5% less than similar properties, 4 small double bedrooms compared to older houses at similar price points with 2 doubles/2 singles. Good schools nearby, contributing to stamp duty etc. My concerns are around new builds in general as we've never had one before and I've fallen down the internet rabbit hole most nights regarding issues and negatives. I've spoke to the management company that will be taking over the communal grounds, Ground Solutions, who have confirmed that the residents can appoint a new company so can change, but the charges are not capped, just broken down annually etc.
Option 2 - Location 2 - Nothing that we would want to buy at the moment, if we waited 6/12 months our deposit would be better to increase price point slightly. We would have to wait for the right property, and rent in the meantime (Hoping something becomes available to rent when we need to move - also have a cat although we have excellent landlord references).
I just don't know what to do, this is the second time we've moved across country in the space of 12 months (first time due to COVID) and while there is no intention of moving again this time I'm just so fed up of worrying and researching!
