Can I fit in a kitchen/diner?

I'm looking at a property which currently has a 14'6" x 11'5" living room which, if we bought, I'd like to change to a kitchen diner. Do you think that's possible given the floorspace? One corner has a staircase in which takes takes out a chunk of workable space (although we could put cupboards there). It's only a 2 bed for the 3 of us but we'd want to have up to 6 guests seated at a table.

Would it also be the living room, or do you have a second reception room? If the latter, I think, depending on location of windows and doors and the ease of getting utilities in the right place, it’s feasible to fit a kitchen diner in that sort of space. If it would be one big kitchen-dining-living room then I think it would be very cramped.

No, it wouldn't but the only living room space.

There's currently a living room, separate dining room and small kitchen. I want to turn the living room into a kitchen/diner, the dining room into the living room and the small kitchen into a study/spare bedroom.

This seems to have similar dimensions to what you have mention (minus the stairs) so seems possible.

We had a lounge/diner with stairs in the corner, next to the stairs we had as the diner. Would the six people be a permanent need or could you have an extending table for when necessary (and a couple of emergency chairs)? Ours was a round table (1970's) and we fit 5 round it comfortably and a 6th if necessary.

Get on the IKEA kitchen planner tool and try snd map out various kitchen diner layouts for your room size. It’s really easy to use.

Not just fitting it in but will you easily be able to route utilities to the new space?

I've attached a rubbish diagram. The back of the house has a sort of trench running along the back so it may be that utilities can run along there. I'm not sure how utilities work though so it could be an issue.

Is there a reason you don't want to put the kitchen/diner where the dining room is, keep the living room in place, and turn the existing kitchen into a spare room? You'd presumably have a bit more room to play with given it doesn't have the stairs.

I don't know what the latest state of play is on fire safety in terms of having to exit from bedrooms via a kitchen; I have a vague recollection that this used to be an issue (although I may be talking bollocks) - might be worth just checking out any requirements of this kind.

The dining room has a lovely fireplace which is best suited to a living room. Personally I prefer to enter the house into a kitchen than a living room but that may just be me!
I forgot to add in the kitchen door to my diagram - so no exit issues.

If the only route downstairs is through what would be a kitchen, that might be an issue, though?
