With a family of four (2 young children), working from home situation, and a budget for either of these two small 4-bed houses, which one would you go for?

The two-storey or the three-storey house?

Thinking outside the box.

Could you refigure the 3 story?

Downstairs lounge/kitchen and bedroom 4 as dining room
Floor 1. Kids bedrooms
Floor 2 master bedroom and office (adult floor)

Or even could the kids share a room and have a playroom/family on 1st floor for a while and separate bedrooms when they don't have so many toys?

It seems to offer more space and also much more scope to read configure rooms to a variety of purposes as your family gets bigger (physically rather in numbers!)

Woah, you are all totally right, the dimensions are off. That will teach me just to google the name of the house model, sorry!

I do like 2 but there's not a lot of kitchen storage as the cupboards contain dishwasher/fridge freezer and washing machine- maybe you could put some cabinets or a dresser in the other downstairs room for things you don't use regularly?
The downstairs storage cupboard seems to have the boiler in so probably won't fit much more in there.

I'm Team Townhouse here. The space can be configured in different ways over time to suit your needs (that fourth bedroom could be used as living/play space for a few years, with the living room as a bedroom and one of the bedrooms serving as a study), if you find you need to. The two storey house just like like it would be really, really poky and I suspect you'd feel like you'd outgrown it very soon after you arrived; whereas the townhouse I think could be more flexible over time.
