Reserving new build which will be completed in mid year 2022??

Looking to reserve house with Redrow and it will not be completed till mid year 2022. Nervous about buying off plan as never bought new build before and also property uncertainty is worrying me after stamp duty ends.Is anyone else in the same position and any tips to negotiate with Redrow builders? Thank you

A bit late to this thread but as we are in a similar situation thought I would add to it.

Reserved on our Redrow Cambridge back in June this year with an expected completion date of April/May 2022 but the long lead-time didn't worry us at all. We had already looked around the estate (not too large thankfully) and were pleased with the layout, road widths, house spacing, driveway length, garden sizes, parking etc.
As our house was not even a hole in the ground at the time we had the full list of options to choose from (none were time expired which can happen as you get closer to the completion date) plus they threw in quite a few (more than we were expecting).
A time moved on they brought forward the completion date to Dec/Jan so we will be moving in earlier than expected. Had a hardhat visit last week and it is looking good, saw all the pipe & cable runs plus the structure of the house before all the ceilings & plasterwork are added.

If we had an issue it is the buying process.
Redrow don't offer the Help To Sell at this site (they know they can sell twice over every house they build) so we had to sell our house and move into temporary accommodation. For most people this would come at considerable cost and inconvenience but due to circumstances were were able to move into my late parents house (rent free) so other than the double move (and associated costs) it is not the biggest issue to contend with.
