If money was no object, what would be your order of preference for living in/close to each of the four labelled areas, and why?

  1. Close to Highgate village and the tube (and might even be an N6 post code?) - the woods nearby are lovely.
(Unless you have school needs, in which case Fortismere is considered more desirable than Highgate Wood) I don't like the style of houses / suburban feel of area around 2 3 is well placed but Cranley Gardens itself is a bit of a cut through. 1 is the one I know least, the roads are nice but I would pick Highgate direction over East Finchley direction every time.

Thanks for the responses so far!

No secondary school needs for the next ~10 years. That is potentially a consideration, but feels a bit too far in the future to be using as a strong basis for decisions now (at least if it involves compromises in other areas), as so much could change in that time.

I'd be interested to hear more about why (2) is so low down in the rankings. I thought it might be quite highly rated, as it's good for public transport, it's right by Highgate and Cherry Tree woods (both of which have nice play areas for children), and it doesn't require an uphill walk to get to Muswell Hill centre / Highgate.

@KaptainKaveman all of these areas a pleasant in my opinion;
2 - big houses, good transport links, quiet residential streets
1 - quiet residential streets with a mix of old and new homes/apartments that are far enough away from the hustle of the Broadway but still within distance to benefit from the restaurants, banks, shops...
4 - pleasant
3 - pleasant

Do you need to commute/get to the tube every day? In a hilly area, it makes a big difference.

These aren't in order. Tbh, I'd base it on the property not the area but some factors to think about...

1 is quiet and residential but also walkable to the Broadway. It's probably a walk to E Finchley but a walk and a bus to Highgate tube. VERY convenient address for getting kids into Fortismere in however many years.

2 Is a nice quiet area. Handy for Highgate and Cherry Tree Woods but you can't walk out of your house and get to a corner shop or coffee shop if that's important.

3 Is a steep uphill walk to MH broadway and Highgate tube. Closer and flatter to Crouch End for shops, bars and restaurants

  1. I really like this road but it's also a steep uphill walk to the tube and no shops on your doorstep.

I don’t live there but I know the area very well. In order of preference:

2 - You can walk to the wood and East Finchley tube, and if you were interested in state school, you’re in the catchment of Tetherdown, St James’ and Fortismere.

3 Proximity to Highgate Wood and Queen’s Wood, nice roads.

4 Close to Highgate station and the woods.

1 Not my favourite part up there, personally. Gets a bit suburban. But you have a really good primary school that way (Coldfall).
