Affordable safe areas in London

Hey

I'm looking to buy a flat in London. Budget is quite tight at around 325. Does anyone know where is good to consider - safe and a nice family area?

I've been looking at East Ham, but know areas like Norbury/Mitcham are also quite affordable. More than anything I just want it to be a safe area.

Help!!

Randomo I'm from a very working class East End family so to me Gidea Park is middle class Grin

I don't think you would get much choice in Forest Hill, Brockley or Deptford. Lewisham, Hither Green or Catford nearby could be cheaper.
Sydenham, Penge and Crystal Palace are a little further out and better value.
If you are considering Norbury, Thornton Heath and South Norwood are similar and probably the cheapest places in south London.
Moving to zones 4 or 5 would be cheaper and safer e.g. the far side of Croydon or most parts of Bromley.

This 2 bed flat in Morden is under budget and 10min walk to the Tube (Northern Line). Extremely safe and short bus/train to Wimbledon, Sutton and Kingston for shopping/entertainment.

Catford! Lovely 2 bed with garden. No tube here, but good trains (thameslink and southeastern) and 5 mins by bus to Lewisham for the DLR.

If you are happy with the orange line instead of tubes, there may be some good options around Surrey Quay station (the old brick builds in the 80/90s-ish, not the fancy new builds that are expensive and potentially having cladding issues). At John Silkin Lane where I used to live, they have just sold a good 2 bed flat on that budget (no garden though).
Area is safe, orange line is ok, can take a bus to Canada Water if required, close to a good shopping area. But the downside is lack of character, probably no garden and overall a bit boring (there is nothing there but house!). No park so almost everyone I knew who ever lived there were young couple or singletons.

Norwood junction.

Ten mins to London Bridge, gorgeous parks abs Crystal Palace for independent shopping.

Anerley or Penge, one bed easier but you might get two. Norwood might be more but have a look.

Norbury's safe enough. Lived there a few years and never felt unsafe. It's not very thrilling, but a good place to get on the ladder. Norwood Jcn can feel a bit edgier, but it's got better connections so you just have to check it out and pick your road. There's some 2-beds in budget in Crystal Palace and Anerley which I'd go for over Norbury/NJcn. Forest Hill is another good shout.
