When do you think the undersupply of properties will rectify itself? (Scotland particularly)

I'm in central belt Scotland so particularly interested in views about that, but just wondering if anyone had any insight as to when the massive undersupply of properties coming on to the market might sort itself?

We need to move as no3 is on the way but in our area there is almost nothing suitable coming on, and everything is selling within days at hugely inflated prices. We'd love to sell just now for that reason of course, but only if we have somewhere to go.

Realistically we can manage until baby is 6 months old or so (approx April 2022) then things will be really tight if we want to move him/her out of our room. Will next year be a bit more normal? What are the reasons behind the shortage?

It's so disheartening. We do want something quite unusual (large, detached, high end within 5 miles of where we currently are) but there is absolutely NOTHING.

I think you've answered your own question - what you want isn't that unusual (more space, garden, detached) and is what everyone else wants too.

If you were looking for a city centre flat, you'd have a lot more luck.

Agree with @readytosell. I am central belt too (but then went out into rural Perthshire as I couldn't afford to buy in Stirling / Bridge of Allan / Dunblane). I think you are wanting the same as what all my age group are wanting (30s - 40s, planning or have families). And all our deposits are roughly the same, competition is high and prices keep going up! To be honest I can't see it changing anytime soon, there just isn't the housing stock to meet the demands. I'm lucky that I won't be needed in the office more than one day a week, so could afford to go more rural (and to be honest that suits me). But the areas with a station and a good connection to Glasgow / Edin are in mega high demand. For example, pal bought a standard three bed semi in BoA and paid £20k over asking. Next door neighbours sold in Jan for 30K more than what pal paid last summer (property is near enough identical). It's ridiculous! Could you think about extending the property you have already?

I don't disagree with you at all, think you're both right and I had a badly worded question!

Rather than finding ourselves competing with others in a similar boat for the few things coming on, it's more just that nothing at all is coming on.

It's depressing checking every day and still nothing suitable coming up, especially knowing our house is ready and waiting. There's nothing to rent except small flats either so selling and renting isn't an option.

Have looked at every option to extend but can't see a way to make it work. It's a shame as we love the location.

Never mind, just need to be patient! (Not my strongest attribute Wink)

Oh I agree as well that little is coming on as well, same where I am in England (Midlands). But still lots of demands.

Two houses near me had sold signs up last week and not even had a for sale sign up! Are you on lists with lots of local agents? It seems like many properties aren't even hitting Rightmove before they're sold.

It's a circular logic still too, along with the stamp duty stopping, of people not listing because they know they'll struggle to buy something onwards. So everyone just sits and waits.

The agent we plan to sell with has been great, I think if they got anything suitable on their books they would immediately get in touch.

The other local ones we've spoken to are less interested - they have such a volume and workload that they just said they don't have time to be contacting people, and just to check ESPC and Rightmove.

I'd hate to see my internet history. If I die in mysterious circumstances and the police are checking my phone records they'll find nothing suspicious except Rightmove refreshed 300 times a day Grin

I accepted an offer on my house, it sold within 3 days, we had an offer accepted on a house, now our buyers have taken 4 weeks to get to market (we knew they weren't on when we accepted their offer) and theirs isn't shifting. When I asked EA for an update (same EA for both) they advised the home report has threw up some issues so putting buyers off. I'm concerned we may loose our purchase. I'm in central Scotland selling a 4 bed detached if the market is still so buoyant, do you think I should relist? I want to sell to my buyer and I feel awful but I don't want to wait forever and loose out on our purchase.
