Hi everyone. I would like to find out how much it would be to have a side extension including a toilet maybe a shower room. Probably just single storey with maybe a downstairs bedroom/study and a utility. Anyhoo.... how to start. Do you need an architect to draw up plans? Or could an experienced builder do this? Who can tell you if you need planning permission? (Assuming we would) who would tell you the approximate costs? It's something we would need to save up for so not a "now" project. Thanks 😁

I'd get a builder round to give you a rough idea of costs. Suggest you add 25% at least and then think about getting an architect. Start by asking neighbours, who have had extensions, for recommendations of both.

Unfortunately the houses nearby that have extended weren't done by present owners

A builder should be able to give you approximate costs though it may be difficult to get one out at the moment as they're all really busy. I'd say you need an architect or architectural technician to draw it up though, I think they should also be able to advise you if you need planning permission.

You will need plans fir the builder to cost to. If you know what you want this might just be a structural engineer, who will work out what steels you need.
General costs are £2000 per new sq meter added. On top of that any finishes: flooring, bathroom goods etc.

Chartered surveyor. Architects often have to pass over their designs to people who can actually make them function. Surveyor can also put in for building regs for you after they've sorted planning permission. Extension costs can roughly be worked out per square metre, then a builder would price up from a plan.

No you don't. DH speaks to client, draws plans and then sends to our structural engineer for the calcs. If you tell the builder your budget he/she/they should be able to tell you and draw what you can get etc.
