Hello all,

Looking for some advice.

I'm pregnant and my husband and I are hoping to buy our first house. We will have a good deposit saved by October this year and will look to buy then.

Do I have it disclose that I am pregnant when applying for a mortgage? (I get full salary on mat leave for the year and then my mum will look after the baby along with me working condensed hours. So my income will not change)

You get full pay for a year?! Where do you work?

Don't mention it, they will use it "against you" when doing the analysis on the mortgage application.

I'd rather not say but it's a brilliant company. One of the reasons was I heard if the fab mat scheme.

That is what I thought but I don't know how they could u mean I get full pay on mat leave childcare costs will be minimal?

You don’t have to tell them, so don’t. They can ask you if you know of any reasons why your finances will change, and you can honestly answer that “no” (unless something else is looming). So just go ahead without mentioning the pregnancy.

I hope you appreciate what your mum is doing for you and take her in amazing holidays etc, BTW. Free childcare from trusted family is like a small lottery win.

Oh I am so grateful for her help I know how lucky I am. We can afford childcare if needed but it's lovely having someone I can trust

If you get a letter from your employer confirming your rate of mat pay then there will be no issue.
That way you avoid mortgage fraud.

I disclosed that I was pregnant and that I planned to take a year off but would only receive full pay for six months. The lender asked for a copy of my company's maternity policy. My salary is a lot less than my DP's though and we had a 40% deposit so it might have mattered less in our situation.
