May I ask - what was the asking price and what did you get it for in the end? Did you offer under and by how much? Just wondering about how offers e.g 10% under asking etc amount to a large amount as the price tag gers higher!

If you put in a low ball offer explain to the real estate agent why you have come up with that figure. We viewed a £1m plus property that was easily 20/25% over priced. It was on a main road and was priced at more than twice the price of anything that had every sold on that street. It was over priced because it was a new build and the owner had developed it to their specific tastes so lots of more expensive fixtures - but it was also designed for their family so lots of odd spaces and interior design plus it hadn't even been finished in places with wires out of the wall. It was for sale because unfort the couple had decided to split before the house was completely finished. It was also the only house in that half of the village that was ever advertised for over £1m. I think the real estate agent priced it according to its size but based on the other more desirable half of the village. After the real estate agent who I knew quite well spoke to me and asked my opinion on the price - I told him why I thought it was 20/25% too much...and then in a few days they dropped the list price by 25%. Even then it didn't sell for ages.

I am the original poster on this thread and over a year later, we had our chance with this (definitely overpriced initially) house and we have just exchanged!!!!!!!! Dreams do come true.
