Do I need to go bonkers with the cleaning etc? It's a remortgage but complex, and I've lived in the place 14 years, it's unique and they have said they need to visit as can't be valued on a drive by valuation
Or are they just looking at room sizes/condition?

I think they'll see past any mess etc but if it was me I'd do the cleaning/decluttering and generally pump the place up!

You want it to look clean, well-cared for and well-maintained as those things obviously affect a property’s value. Surveyors don’t go moving things about, so if they have to wonder what’s behind that big pile of boxes in the corner or whether the kitchen is falling apart under all those dishes, that’s going to impact their view. That doesn’t mean you have to have fresh flowers bought in specially or that they’re going to take into account that there’s some laundry to be put away.

Makes sense! I was going for "new friends coming over" type clean rather than "the queen is coming to visit, best hire a skip" type thing Grin
I stress about it being messy anyway and everyone is 🙄🙄🙄🙄 "it's tidy" Blush

our last 2 have been desk top ones. But if it is an in-person one, then no. But clean and tidy is obviously better.

In person one it will be, it's basically 1 of 4 apartments but 2 have a different layout and mine is the only one with a garden. It hasn't ever been sold except to me as a new build so think they're scratching their heads a bit
I need a valuation of 125k so everything crossed!

Update that he said "wow", commented how spacious it was, told me nothing compares to it and I got a valuation of 125-130k Grin

Any one had a situation where the lender matched the agreed sale price but the independent surveyor devalued it? Ours devalued by 7.5%. This is for a house in Sevenoaks. The real estate agent is trying to discredit the surveyor, which we are not happy about, they have excellent ratings and have worked in the area. What would you do?
