I'm on maternity and I miss my work!

I'm a property solicitor, if anyone has any questions I would be more than happy to give some free advice to do with conveyancing i.e moving home, enquiries, searches, title documentation etc (no landlord tenant as that's not my area of expertise).

@CatAndHisKit since 2007 when I started conveyancing I have never had a lender ask me for a damp report. Ha! Being separate lenders solicitors though as I said before they are pedantic so I wonder whether they're just being over the top..the lender can't just "retain a few thousand pounds" once he has his mortgage offer. A new offer would be needed, maybe this is the reason he ended up getting a new offer I don't know but all of our convos we've had on here over the time, I wouldn't trust anything he says.

All you can do is wait, hopefully you can chase the agent to see when the report will be out then keep on your solicitor to chase the buyers solicitor to ensure they've promptly sent it to the lenders solicitors xx

We found out today our solicitor did apply for the pack and we are aware of the covenants but we were not ware of the certificate that is needed for land registry . Apparently the buyer has paid £300 for the pack from the management company but we are not sure when .

We are trying to find out if we can exchange but with a longer completion date but no one is really answering . We are out of here on the 2nd of sept with no where to go at the moment . It is very stressful.

@Unsure33 unfortunately no solicitor would be in their right mind if they exchanged prior to receiving the pack. I understand you must be stressed out is there no change you can extend the licence to occupy?

Given the urgency, I'd ring up the estate agents every morning and afternoon to chase it and also ask them to chase the seller and their solicitor who can revert to the management company and advise them of your situation. Sometimes you can pay more for an expedited service which will make the pack available within 3/5/7 days of being requested.

hi - sorry we had already sold our house and on licence to occupy - not exchanged on the one we are buying - but had been asked for the deposit for the exchange on the one we are buying and were told we should be able to exchange this week and complete around 31st aug . I will ask about the pack being expedited . thank you

Thank you, OP - ha, no word of his can be trusted, that's for sure! He said he changed to a new deal as it's a 5yr fixed whereas they made a mistake and granted 3yrs. But if it really is to do with the anount, I hope that mean he won't try to get yet more off last minute!

We are selling our house. Our buyers are planning to rent out their current house and take some equity out to purchase mine. Will there be any delays in the process and there is anything I should be made aware of?
