Those with London properties - how many viewings did you have to do before you got an offer?

We have just listed our Victorian conversion (with terrace), and wondering how many times we'll have to clean before we can relax!

The agent did an open day so we only had to clean and tidy twice - once for photos and once for open day. Took lovely photos, 23 viewings, 6 offers, sold. They earned that commission!

Agents round here have told me they don't do open days anymore due to covid, but they'll try to group viewings on the same day where possible.

Did you get to get viewing requests all at the start? Or in dribs and drabs?

We had about 15 viewings over a 2 week period and 3 offers, one of which was at asking price. That 2 weeks still felt like a drag though having to constantly keep the home like a show home!

Almost exactly the same as this - tidied once for photos, once for open day, where 30 people came to view. 5 offers, best & final bids, went for 21k above asking price! This was with Acorn estate agents in London - they've been amazing after the offer as well (which is where you particularly need a good estate agent, to chase all the different parties along)

Two bed flat, no garden, zone 2. Sold after 12 viewings and one price reduction- took about three months. We used an online agent and did the viewings ourselves, but it was still a faff having to tidy up with a toddler!

Definitely not beautiful - lots of rooms haven't been decorated for nearly 10 years! But yes, more priced to sell as it does need a bit of sprucing up, with 4 beds/garden/extension space space on a corner plot (which I think is what a lot are looking for post lockdowns). We were really shocked though as we thought it looked too tatty to get any interest!

We have a 1 bedroom flat with private patio and shared garden in north London Z2, quite a fun/popular area. We've been on the market 2 weeks and had 4 viewings in the first 8 days. Another 3 viewings fell through. Two viewers indicated they wanted to make very low offers, which our estate agent discouraged (on our advice). Been very quiet this week though - no viewings, no word from estate agent.

We're holding out for a bit longer with this agent and price - agent says there's been a dip in enquiries for all of their places because the stamp duty deadline is nearing (not sure how much I believe this - for FTB it shouldn't make too much difference anyway). TBH, I think the London flat market is just a bit slow right now - but I'm sure it'll pick up.

@rirette - The first was £400k for a £450k flat. The second didn't mention a number but it was in that region based on budget.

Wow, extremely cheeky offer! Though I have no idea what types of offers people put in on places, you must get such a range. We paid asking for our current place, and our buyers paid above asking. This was 5 years ago though, when the market was very active.

Yes we thought so too! Considering we bought it for £410 and then did the whole place up. I am hoping we can get a slightly higher offer soon!

We had 1 viewing and sold at full asking price within 2 hours of it being listed. Couldn't quite believe it to be honest, it just shows how crazy the market is right now!

I literally have no idea! I mean I'm obviously biased but I think we'd presented the house really nicely and it showed in the photos and virtual tour. And then most of it just came down to luck - our buyers are FTB and they had an alert set up on zoopla and Rightmove so as soon as it came on the market they called the agent and got in an hour after it went live. They offered on the doorstep and we accepted then and there. I think we're an anomaly though, I was expecting a few weeks on the market at least.
