Would you let the seller know?

Went for a second viewing on a house yesterday. The owner was there for the viewing, very keen to sell the house so they can move closer to family etc. House has been on the market for 8 weeks (so not the fast moving market like in some places). Worth noting the owner has been doing viewings themselves, no estate agent present, though viewings have to be arranged through the estate agent still.

Rang the estate agent today to make an offer. Told they would ring us back. When they did (hours later), they said the person dealing with that house was on annual leave so we would have to wait. Apparently no-one else could step in while they were off.

If you were the seller, would you want to know that was the attitude of your estate agent?

Fyi the house is a 20min drive from us - so I could in theory put a note through the door to let them know.

Hell yes I would want to know and I would be furious with the agent I had employed. Although that might be why it has hung about on the market as the agents can't be arsed.

I’d appreciate that, as someone who is about to put our house on the market and want it to sell ASAP.

We brought this house 3 years ago and everyone involved that was getting paid was absolutely shit at communicating. Happy to take our money but not to do their actual job.

We ended up hand delivering letters most of the time because it was constant ‘we haven’t received your letter yet’ 🧐

Awful - what are they doing to earn their commission? I would ring the agent and ask to speak to the manager. But sure, drop a note in to the seller.

Whaaaaaaaat?! Of course let the seller know! They can only be grateful for that. Shocking EA behaviour!! I'd be so furious!!! Good luck getting the property! And if you are struggling to get an offer in through the EA, that's great for you as no other offers are going go be received either!

Ha. Just reminded me of the time I was told I (reasonably urgently) needed a c section (as in, within the next couple of days but not an emergency one) and when I phoned up I was told that the lady who dealt with c section bookings was on annual leave and to call again 'in a week or so'. I was 39+4 Grin Gosh, it's like the world stops when someone goes on annual leave! Anyway, sorry, just a de ja vu moment!

Definitely contact the seller. We had something similar happen to us. We viewed current house, late one Friday. Went to the EA at 9 next morning to make our offer. The young man dealing with the property told us we couldn’t make an offer until we’d seen their mortgage broker on the following Tuesday! We were cash buyers and could seem to make him understand, he said those weren’t he rules’!
We were just about to walk out and return to the property and speak to the vendors, when a more senior EA stepped in and our offer was put forward.

It would depend on the time really.

A day or two is no big deal imo and any buyer that would be put off by that I'd suspect wasn't that serous about going through with the purchase anyway.

If it was more like, oh they'll be back in a week/ten days - that's totally shit. I'd probably go and knock the door and speak to the owner.

Depends, how long have you to wait? This maybe the sellers requirement as they only want that agent to deal with it.

Yes absolutely would, if someone is on leave then someone else should easily be able to just sent out an offer letter / email to the sellers.

Selling mine I dealt with 4 or 5 different people at the estate agent's arranging viewings, dealing with offers and buyers.

I'd tell them.

This happened to us. Made an offer, told we'd hear the following day- but nothing. When we called the EA, were told that 'Joe' was off sick! And no, apparently no one else could deal with it or give a reply!

2 weeks later, with a different EA, we made an offer on another house. Once again, the EA was 'off sick' and no one else could give us an answer. Utterly bonkers and goes to show why they have such a poor reputation.

Yes a very poor attitude and I would be fuming. Phone back and ask to speak to the Manager and say if they are not prepared to make the call you will put a note through the door.

If you were the seller, would you want to know that was the attitude of your estate agent?
Why are you, the possible purchaser, worried about the seller? If the EA is putting off your opposition allcomers then that's a good thing for you, no?
Contact the sellers directly by all means but think about how you are going to phrase what you are going to say. I think that I would phrase it as something like "putting in the offer to both EA and seller, on a belt and braces approach". No need to mention that EA aren't doing their job.
