Just that really....just found my sellers have pulled out....we are so close to exchange and i now have no where to go...its just me and kids and im terrified...not to mention the money ive lost on searches etc.

Oh no, did they give you a reason for their change of minds? Have they offered you any compensation for solicitors fee searches etc?

Oh no. The system here is utterly crap!! Do you have any idea why? Can you stay where you are for a bit longer?

Call all the estate agents & tell them what you're looking to buy, you might get lucky!

They just said 'a change in circumstances'....my solicitor said there is no hope of getting any money out of them...and i have to carry on with my sale as its a court order and my ex husband is waiting for his money....its such a mess.

Oh that's awful. Yes sadly they don't have to offer any form of compensation for costs incurred.

Will you be able to find somewhere to rent perhaps instead?

I think i will have to try and find a rental for 6 months whilst i try and find another house....the market seems to still be rising so quick that i will be priced out.

Horrible situation to be in. Poor you especially as a lone parent. The system is very poorly designed in this country.

Can you afford to rent? Rental seem to be few and far to find and have also shot upon expense. Your buyers might wait for you to find another property, have you asked them?

We moved to rental with the same plan and still here 9 months later and still trying to buy.....

Also the rental we took on has had loads of issues, I wish I’d stayed put rather than moving to rental.

This happened to us too! Vendors decided they no longer wanted to move and withdrew the house. Meanwhile we had paid out for searches and an expensive survey plus other legal costs - our cost outlay came to about £2000!! Even though we found another nice house a few weeks later it still stings.

In terms of the rising prices, I would hope that once the stamp duty holiday ends next month that the prices will at least plateau a bit, so try not to worry too much about being priced out.

Its a horrid situation for you, so I really hope they have a legit reason and not just playing around!

I texted them a got a load of guff about 'personal reasons'....then they stopped answering my messages....they were a couple that had split and were going their seperate ways....my gut feeling is they've got back together and are staying put....I didn't have a survey done as the house was only a few years old so at least ive not lost the money for that.

I really dont want to ask my buyers to wait as they have been fab, but they are pushing to exchange and i dont want to risk losing them.

In my corner of the South East, estate agents are refusing to allow viewings unless you already have a buyer lined up for your property.

Some friends of ours have sold their house, but can now find nowhere to go so may have to pull out. It's a rubbish system all round. They feel terrible for their buyers, but they can't do anything if nothing suitable is on the market.

I hope you are able to find somewhere soon.

I'd put yourself first and stay put. This isn't your fault, but if you go into rented you lose out, to the benefit of your buyers and your ex. Stay put.

Oh no how stressful! I would find somewhere to rent and bide my time. I really cannot see how these inflated prices can stay and something has to give. You will find another home.

we have had the same happen to us at the last minute as well. It's a horrible thing and im sorry you're going through it.

we stayed put when this happened to us as we were porting but decided to sell again a bit later on in the end.

Yes stay put , you don't want to be priced out the market.
Something better will be out there fior you.
In our time we lost 2 houses.
One pulled out and the other sold to someone renting (we hadn't sold at the time )
We ended up in much better property's each time.
Stay calm the market will steady.

The market will probably level out a bit now the stamp duty holiday is ending.

And as a cash / no chain buyer you will be in a strong position as a buyer so a preferred bidder on any good properties.

Sorry this has happened to you, OP, it's a horrible thing to happen, and it sounds as if you are already in horrible circumstances.

I hope things improve from now on.
