Trouble completing on my house purchase

I’ve lived in my current property for 13 years which was a new build by Taylor Wimpy,I’ve now sold subject to contract but have been informed by my solicitor that he will have to get a letter from Taylor Wimpy giving me permission to sell.The solicitor has contacted Taylor Wimpys solicitor ,1week on and no letter.The sale has been going on now for several months, and the end of the stamp duty holiday is getting nearer,Has anyone had this happen to them and what did they do

Not a similar situation to yours, but in my recent experience of selling a house solicitors take a lot longer than one week to respond to letters!

Not really able to help, but intrigued as to why you need permission from a developer to sell. Is there some kind of really odd clause?

I’ve asked my solicitor and all he says is something wasn’t handed over by the builder on exchange 13 years ago.So I can only assume my solicitor at the time didn’t pick up on it and now the quickest way to clear things up is to have this Permission Letter.

My advice would be to phone the solicitor and Taylor Wimpey every day until it’s done. Be polite but relentless so it’s easier to do the thing than keep fielding your annoying phone calls.

You need to know exactly what paperwork was missing.

Is it a warranty that needs transferring? A ground lease?

Ask your solicitor whether it is something that could be dealt with by taking out an indemnity policy if Taylor Wimpy do not reply in time.

The hold up is almost certainly with Taylor Wimpy.

Badgering your solicitor twice a day is pointless, a week is not a long turnaround time to produce a new document in lieu of an original. Ask your solicitor what is the latest time by which you need this letter, and what alternatives are there for exchange without it, e.g indemnity policy.

You need to call your solicitor and ask exactly what is missing. Right now you don’t have enough information. To be able to seek any advice on this.

I don't think the issue is the phone bill.

But many solicitors do conveyancing on a fixed fee plus expenses so phonecalls wouldn't rack up the bill. But may well be a reason why they won't spend their expensive time taking loads of pointless 'chasing' calls.

Update.Its took about 5 weeks for our solicitor to tell us this restriction document is definitely missing,so he has got another 2 avenues to explore.Hes contacting the National Grid tomorrow( yes I'm confused)Contacted CEO of Taylor Wimpy,he replied to my email saying he would get a letter sorted,all he's done is pass the message down the line ,no one will take ownership,he's now not answering my messages.We can't have an indemnity for this missing document and the house is unsellable until things are sorted.The sale has now been going on since February and the Stamp Duty deadline is getting very close.Cant think what to do next

Get on Taylor Wimpey on Twitter, say don't buy their homes, as you can't sell to move and they are stopping you selling etc etc. I bet that gets some attention.

Still no farther forward,solicitor in touch with national grid now,national grid solicitor on board.Couldnt think how the national grid was involved but houses were built on an old gas works.Lots of houses have been resold with no problem over the last 13 years.Contacted Taylor wimpy via Facebook ,had a swift reply saying they would try to help if I sent more details which I did,no further reply.At this moment in time my solicitor says the house is unsellable without this missing restriction document.
