Loft extension approx cost?

We are considering extending into the loft at some stage, to make new bedroom and bathroom. Velum window/s at back.

The house is a small 2 bedroom mid terrace Victorian house.

I have no idea what to expect regarding cost. Can anyone give me a ballpark figure? Clearly I don't expect an exact quote from anyone but I don't know if it would be £50k or £250k!

Just completed a loft conversion on our two bed Victorian terrace in South West. We paid £39,000 with no bathroom. Would have been £43,000 with but bathroom would've been tiny and left no room for wardrobes/clothes storage. Our room has a dormer on the back and large velux on the front. Price including all planning too.

We’re in a 70’s terrace in Surrey, had a dormer with staircase, big bedroom and small bathroom. Velux windows out the front and normal windows in the dormer out the back. Cost approx £50k plus decorating.

You know what, I meant to say we want a dormer window at the back not a velux (which I spelt wrong anyway) Confused

Thank you - that is helpful and gives me an idea - sounds doable for under 100k then.

I am perplexed about how they find room for the staircase - we have hardly any landing - I guess they take space from one of the existing bedrooms? Anyway a similar house down the road is having it done so it must be possible. I suppose this is what the architect works out.

Incidentally, the figures PPs posted above, did this include architect?

Generally they go up over the existing staircase if there is head height to get a turn in.

In the region of 45/50k probably.

My in laws did one in Cirencester for about 45-50k with bathroom. They didn't have the space for stairs so used the box room. Went from 2 doubles and a tiny tiny box room to 3 doubles and a bit of space for storage in the former box room.

Yes, our staircase went up over the existing stairs, and they had to take about a foot out of the smallest bedroom to fit it in. So worth it. The cost included designs etc - I would v much recommend getting a loft conversion specialist company in to do the whole thing, as long as they are well recommended. Ours did all the plans etc and sorted out all the permissions. They were happy to do lots of adjusting etc to our design in the early stages, to get what worked, and did a bit more tweaking as we went along with good discussion.

1930s house, one enormous bedroom (6m x 4m), one single bedroom and an ensuite. Total cost including work, decorating, bathroom, carpets and wardrobes was £82k.

Be careful of just considering the cost of the build. The other costs creep up quickly (flooring, painting, curtains cupboards, nice door handles, the bathroom, etc) and without them you've just got some empty space!

Well worth it IMO, though. I absolutely love our loft rooms.

We’re in the middle of ours currently.

Building costs around £65k for a huge bedroom, en suite, and boarded and light storage under the eaves. Obviously additional costs for built in wardrobes, decoration etc.

I’m so exited for it to be finished! Stairs have been put in over the existing stairs so we haven’t lost any space from other rooms.

Have noted below estimates in South West London
• Basic quality £1,400 to £2,000 per/m²
• Good quality £2,000 to £2,8000 per/m²
• Excellent quality £2,800 to £3,400 per/m²
