How long would a cash buyer take to get their searches is there anything that can be done to speed up the chain

Searches are currently taking around 3 months in our area. Not sure what being a cash buyer has to do with it, that won't affect searches.

A cash buyer doesn't have to have any searches done at all, if they so wish.

Phone up your local authority land charges department - they should be able to tell you how long full searches are currently taking.

A cash buyer should be able to get a quicker local authority search by asking for an appointment for a private search. There are companies that do these for additional fee. They aren't (or weren't) accepted by mortgage companies but should be fine for cash buyer purposes.

Water searches are usually quite speedy as most are computerised now.

Depends on what other searches they have decided they need though. Surveryor may take a while depending on type of property and area.

They'd be pretty stupid not to if they are investing that sort of money into a property.

@comefromaway I'm not disagreeing with you, merely commenting that cash buyers can choose whether or not to have searches done.

My firm has plenty of cash buyers who know the area and choose not to get searches. It's a risk in my opinion, but it is their choice.

depends on your area, it makes very little (if any) difference that they're a cash buyer. you can usually search your local councils searches waiting times

I've been a cash buyer and it makes no difference. If you request a personal search (and never heard that a mortgage company wont accept this - mine did without question). But that's not the only hold up in timelines - there's the enquiries stage which depends on how quick your solicitor and seller are in replying. If in a chain times that by the links.
