Two offers both alike in situation

If you had two pretty similar offers in terms of amount and chain, but one was someone looking to move locally and one was moving from far away, would you use that as a factor in deciding which offer to accept?

I don't know why I feel that someone local might be more 'attached' as they know the area, but also feel it's pretty ridiculous thing to base judgement on!

I would have chosen the 'away' ones as it's much more difficult for them to look at other options snd a move further away tends to be more committed because of jobs/schools etc.

Don't agree for a second that being from away makes someone more committed and being in a location where locals are unable to get a look in at any property coming on due to non-local buyers who are able to offer more it's actually crap to see the community dissolve and local families forced out and away from the area.

Thanks all for the views. The offers will be going to best and final but currently they are only 2k apart, and both are selling to FTBs, so the chain is no different and both own outright. Good point though moving long distance may make you more invested, less likely to continue keeping an eye on the local market as well I would have thought.
Even if they are only 2k apart, why wouldn't you take the offer that is higher and spend 2k on a holiday or something? If their sitations are so alike it makes no difference.

Too late as you’ve chosen-but if situations and prices the same, I’d have chosen the one that would have fitted in with my timescale ie someone who is prepared to wait if I haven’t found anything and not be jumping up and down, or maybe the one taking out the smaller mortgage so they aren’t so reliable on bank lending and bank whims, etc.

Indeed. And then the ‘local’ buyers become ‘away’ ones when they are priced out and forced to uproot their families and move to a new area. I get that people move to new areas for all kinds of reasons, and I don’t think that’s necessarily a bad thing, but some areas have become ‘destinations’. I live somewhere like this, where spiralling costs driven by people relocating for the rural dream is a real problem and it is sad to see communities and families forced apart. No easy solution though, when there are not enough houses to go round.

I agree going to best and final is shitty if you already have a higher offer and both in similar situations.

We just went in way over asking because we loved somewhere so much. They said they have four proceed-able offers and so are going to best and final....why?! I think maybe ours was already the highest but we increased a bit more anyway and am waiting to hear.

To get more money? Sorry but selling a house is not really about just taking an acceptable offer. If you can get more, why wouldn't you? That's just the way it goes and if someone offers 5k more or whatever then that's a fair bit of money not to be sniffed at.

We moved from afar. It is much more difficult as we only had set times to do viewings and as a result felt more desperate to secure the house we loved. We were committed in relation to job moves and childcare. Someone local will have more options and in my opinion is less likely to be as committed to your property.

You may think they have more options except where I live right now locals have very limited options as properties are being sold in days for way over the asking price to people from far away who are putting in offers without even coming to view. The average local wage here isn't comparable to what people in bigger cities would make so local families can't afford to compete with what others who don't live here can put in over the asking price. The families I know are desperate just for any home that means they can stay in the town they have spent their lives, where they work and where their family and friends are and would be very much committed.

I moved from far away but I moved back to my home town from abroad after 10 years. Nobody is entitled to live anywhere and you shouldn't get preference or the moral high ground for never leaving your home town. I moved originally for university and a job.
