London to Newcastle - is this just post pandemic panic?

We bought our first house in London almost 2 years ago with not a thought to the idea of living anywhere else. Fast forward (or not) through the pandemic when I became a first time mum on the first day of the first lockdown. All of our family live in the North East, though none actually in Newcastle. I've had very minimal practical support over the past year due to lockdown and our house, which seemed huge when we moved in, now feels much less suited to our needs with working from home (our bedroom to be precise) and we have an almost walking 13 month old.

For the past few weeks we've talked about nothing but the potential of moving from London to Newcastle but wonder if we're being a bit hasty? We'd both need to find new jobs - I'm in an NHS clinical role and DH is in the private sector currently working from home but has discussed with his firm who have said long distance remote working won't be an option. If we left London we'd never get back on the property ladder here. We don't actually really know anyone in Newcastle itself but have loads of friends/family within an hour's drive. Our reasons for moving are both to be closer to family and potentially a much bigger property for our money. Has anyone made a similar Big Move with a young child and then really regretted it?

Also, does anyone know what the market in Newcastle is like at the moment? We'd be looking for a minimum of 3 bedrooms but likely 4 as would like to plan for another baby once the trauma of the pandemic first born has fully worn off... Gosforth is the area that most appeals but would love other suggestions of similar-ish places to look, but definitely family friendly with good access to shops, culture, leisure and okay for a non-driver (me).

Could you rent for a while? Or wait until this madness ends and then move? We are relocating to north east and it’s been a nightmare trying to sell and buy in this current market. We’ve decided to rent for a year and wait it out. At the very least it means once we are there we can view properties quickly rather than it taking a 7 hour round trip and then we lose out to someone who already put an offer in before we even get home...

Agree with waiting to see if it is pandemic-related or a genuine desire, and what the job prospects are for your DH. From the properties people are posting within your budget, it doesn't seem like you'd be moving for a much nicer/bigger house. Perhaps being close to family is the clincher though, I don't know. But 2 years in which you've moved in, had a baby, and been through Covid craziness is not a great barometer to base your feelings on, so if you can wait a bit longer to make a decision, I would.

Another one who’d say give it a bit of time as a parent with the world opening up where you are. Use the time to do a bit of research, look at areas like seaburn, Whitley bay and gosforth, school catchments and what you’d get for your money . Then you’ll have more of an idea whether it is real need to move or a reaction to lock down.

I made a similar move with my 7 year for similar reasons, definitely don't leave it as late as I did! The move has been really hard, its just beginning to pay off and we are enjoying it now, part of that was the pandemic, part was that I waited until my 7 year old was settled at school and then moved him. Provided it feels right there are a lot of advantages to moving now, you will make friends with your toddler that can potentially be longterm friends for both of you.

I live in Warkworth and you'd get a nice house for that budget here - and even more for your money in Amble, which is improving all the time. I used to work at Newcastle airport, it's about 40 minutes.

The Whitley Bay market has gone crazy. Prices have gone up considerably in the last 6 months and there are few properties available. Many properties are under offer before they make it to right move.
