I live in a Victorian terraced house and 10 years ago I had the two reception rooms knocked through to create one large room. A builder knocked through and put in a steel.
Perhaps rather stupid/naive of me, but at the time it didn't occur to me that I might need anything signed off by building regulations - all I knew was that I didn't need planning permission. The builder never mentioned anything either.
A few months ago I decided to put my house on the market and the estate agent asked me if I had had any building work done on the property, so I told him about knocking through, and he asked if I had the necessary paperwork.
Obviously I don't have any paperwork, but a bit of googling later and I realised that I should have got the work signed off by building regulations.
I've since decided I can't afford to move and will be staying put, so paperwork for selling the house isn't an issue. But I'm now wondering whether not having building regulations for this work could possibly invalidate my house insurance. Does anyone know whether this would be the case?
