Belvedere, Bexley: good area?

Hi all,

If anyone has ever been to Belvedere, I was wondering on what you have to say about the area, specifically the crime. Please tell me about your opinions on the town! Thank you! Grin

I was wondering the same thing. I have heard Abbeywood isn't a very nice place at all and that one should avoid it as much as possible but Belvedere happens to be next to Abbeywood. My partner and I just put an offer on a great property in Belvedere.

I know the area well and have always found Belvedere to be fine
There are some parts that are not as nice, but that is the same for most areas

I know it a bit and considered moving there a few years back, although settled on another area nearby. It's fine, nothing much to do there though as it's mostly residential with a supermarket and a few small shops... I've always felt safe there (I'm used to living in SE and East London so depends where you'd be moving from I guess). Nice residential streets. I still think about the lovely house I lost out on there.

If you commute, the train into London is usually reliable and easy if you need to get to the city, although if something goes wrong then you're stuck... it's not like living on a tube line where severe delays mean a 5 minute wait. Grin Crossrail should help eventually (interchange at Abbey Wood or Woolwich).

Abbey Wood is also fine, btw. Crime tends to be gang related knife crime which is probably why it has a bit of a reputation. Some typical London crime otherwise, burglaries/car crime etc. It has seen a fair bit of redevelopment in the past few years due to the Crossrail station there. Fairly high deprivation area though and that comes with its own issues.

Abbey Wood is much, much nicer than Belvedere

It probably depends on why you're looking to move there? If you need to commute to work in central London and want to be able to afford a house and not a tiny flat, then it's not a terrible area by any means. I've definitely noticed more young professionals moving to this corner of London/Kent as house prices have been going up elsewhere.

In fact I was going to post that the only benefit of Belvedere is that it’s close to Abbey Wood, and therefore might benefit a bit from Abbey Wood’s gentrification, proximity to cross rail etc. But we were looking at houses in Belvedere last summer and unfortunately it’s still really scummy.

Abbey Wood is primarily lovey Victorian houses, good schools, masses of green space and ancient woodland in the form of Lesnes Abbey and Bostall woods, a nice village centre with cafes/shops, a Saturday village market, and a well regarded pub that does craft beer/sourdough pizza etc. Nice community feel. House prices are much higher than Belvedere accordingly.

If you’re thinking of scummy, you might be thinking of Thamesmead! But there is huge regeneration happening there at the moment too.

Abbey Road is just a busy B road that leads from Belvedere to Abbey Wood.

Having looked, I think the only nice areas in Belvedere are the roads surrounding Franks Park.

I've heard the opposite, (crime is actually higher in Abbeywood). In the end we cancelled our offer.

Have you looked at Bexleyheath? It's on the boundary with both Abbeywood and Belvedere but more expensive

450,000 we are first time buyers. We currently live near blackheath but can not afford to buy there.

How many bedrooms? £450k wouldn't get you a 4 bed within M25 with the current market.

You might as well look at Gravesend or Rochester

Dartford might offer better value for money too - eventually Crossrail will be expanded there.
