48 hours since offer - Normal?

FTB, put in an offer 48 hours ago. 6% less than asking price for a probate flat needing A LOT of work, that's been on the market since Feb.

Is it normal to wait 48hrs + for a response? We are currently in rented with an AIP so in a good position. We really want the property, but also don't want to seem to keen, plus we've only got 7 days left on our AIP to run. Would you call EA in the morning for an update or leave it?

I would call. You may be one of multiple offers, even with probate/ work needed.

Perhaps there are 3 executors who are all consulting with each other over whether to accept your offer, or not. Only when they make a decision will they let the EA know.

EA said they've had viewings but only one offer that fell through. I never know whether to believe them or not!

Will call in the morning and see if they've heard anything.

Agree call and find out, but as above if it's probate there may need to be discussions behind the scenes about whether to accept.

Spoken to EA. Hoping to have a decision by close of business. I really don't think it's going to be accepted though. 😢

We offered 4% lower on a house that was reasonably well priced to start with in a fast moving market. I was sure they’d come back with a counter but they didn’t, it was accepted. You never know what someone’s position or view is! Hopefully you’ll have an answer soon Smile

Just called the agent. No news as of yet apart from "rather randomly and out of the blue" (agents words) they have received an offer by someone who viewed it a while ago. Now waiting for someone to call me back 😭😭😭

That's usually a tactic used to create a bidding war...offers from someone who viewed a while ago!

EAs stretch the truth somewhat, I was told lies that someone had made a counter offer of more money. I said ok let them have it. Within 15 mins, I was told I got it. There was no counter offer, all lies to get max profit and max commission. I think you may have this scenario going on
