2nd time buyers - how much bigger is your budget?

So comparing you budget for you first house and 2nd house, how much bigger was you budget 2nd time round?

Due to a lot of luck and hard work ours is 4 times bigger, we are also being less conservative 2nd time round.

11 years difference time wise

First house 60k in 1999
Second house 200k in 2016.

First House bought for 260k (205k mortgage) in 2015, sold for 325k in 2018.

Second house bought in 2018 for (290k mortgage) 425k.

The increase was basically due to equity and increasing our mortgage as salaries had increased.

Not planning on moving though as this house is perfect for our needs, albeit not a dream house. If we need more space it has planning permission for a wrap round extension to the rear and a new master bedroom with en suite over the garage.

Just short of trebled.

Original house was £115k.
Increased in value to sell at £225k.
Savings and promotions allowing extra mortgage meant we bought 2nd house for £318k.

2nd house was very similar, slightly smaller and much smaller garden, and almost 20 years older compared to original but far, far better location for umpteen reasons.

We ran away from house 1 after 30 months, we are in this house 19 years now.

Second house was only 50% more than first house as we were very conservative borrowers as we'd lost money on first house after negative equity in 2008 crash, and we bought a renovation cheaply, under estimating how much it would cost to fix up Blush

Third house was double the price of our second, partly from increase in wages but also after making zero profit on our second home after renovation costs we decided to borrow the absolute max and chose a smaller house in a much more desirable area, hoping we'll protect our investment this time.

So 15 years after buying our first home it's like starting as first time buyers as our deposit came entirely from equity made from overpayments on our mortgage, not from market rises Confused Sad
