What to expect from EA when selling

First time seller here. We had our first viewing on Saturday morning and haven’t had any feedback from EA’s. They are open Sunday’s. I was expecting an update and will call for one tomorrow. Just wondering what usual practice was. Do you only hear back if you get an offer?

For Saturday viewings out EA would follow up with the viewer on a Monday and call us in the afternoon. If they haven't been able to get hold of the viewer they let us know that too.

We got feedback from 7 out of our 10 viewers. None of it particularly useful e.g. "we were looking for a fireplace" (not one in the pictures or particulars or anything to suggest there might be one...) or "it was a bit smaller than we thought"...so nothing actionable.

Offers I think they relay pretty quickly if possible.

Weekends are busy times for estate agents, in the past I’ve generally been contacted on Monday or Tuesday if there was feedback to give. But, some viewers just don’t give useful feedback and that may be the case here. To be honest, I never have when viewing. If I don’t like the place enough to make an offer then I’ll tell the agent that I’ve other places to see and that one didn’t particularly grab me. Which I guess isn’t really a priority piece of feedback for the agent to call you with.

Feedback is not particularly useful unless most viewers say the same thing like 'it's overpriced', or 'needs too much work', or ''the artificial grass is ugly'. If they just keep saying things like 'busy road' or 'North facing garden' that's not something you can do anything about. Most of the time they just don't connect with the house and just think of some silly reason so they don't have to say they just don't like it.
If you do get an offer the agent will contact you pretty quickly, though they might wait for proof of funds and a chat with the buyer's estate agent if their house is under offer. After that they will act as hand holder and can liaise between parties - some are better at this than others. They don't get paid until completion so have a vested interest in things proceeding as smoothly and quickly as possible, though they have no power to do anything other than chivy things along.

Our saturday viewings were always followed up with feedback from the EA on a monday.
