Going on the market- how to ‘stage’ our reception rooms (with diagram!)

It’s a medium sized 3 bed Victorian with a 100’ garden, and has masses of potential to extend. Looking for ideas to give each room a clear identity for the marketing, by repurposing our existing furniture.

The rooms are:
Front room - period character, bay window, fireplace, wood floor, west facing
Back room - double-width, patio doors overlooking garden, bright.
Study - overlooks garden
Sun room - sloping ceiling, overlooks and has door to garden.
Kitchen has a breakfast bar area, which is handy for casual meals.

What layout would appeal to a family?

It seems fairly 'multi-purpose'. Front room could be family lounge or snug/games room. Back room dining room (nearest kitchen) plus sofas? Study could have a bed-settee/sofa in it and desk to show it could be a 'bedroom'? Sun-room a chillout zone for adults? Garage if tidy could show multi-use, storage or workshop or games?
Perhaps as many defined areas as a family might need.
You've got lots of space, so I'd make sure that that can be seen, don't clutter anywhere.

I’d agree with the previous poster.

Front room - formal lounge
Back room - dining table and some casual sofas
Study - desk, useful in the current climate
Sun room - adult chill out with lots of plants

I hadn’t thought about showing the study as a potential 4th bedroom - perhaps a bed chair like this with a small desk.

Love the plant filled sun room - I have a couple of Lloyd Loom chairs that would fit.

I wouldn't spend money on furniture that you don't want in your new place. It would be straightforward to ask the EA to label the room study/4th bedroom and ensure viewers knew there was space for a bed settee.

DC was using front room as their bedroom, and is now away at uni, so I could justify a sofa bed for their occasional use, and we would use it when we move. Food for thought.

I’m running about with a tape measure!

I agree, formal front sitting room. Back room with dining area and a sofa and tv. Study as a study but label it study/bedroom4. And sun room as another seating area for adults with lots of plants.
