I know this question is asking for how long a piece of string is but just looking for other peoples experiences really.
So the market seems to have really slowed down, for example on rightmove now there's literally only one house I'd want to view and I'm not sure I even love it that much but we're desperate to sell up and move. We've had estate agents tell us our kind of property, first time buyer semi detached kind of house is likely to be snapped up quickly.

So my question is when you guys have listed have you done so even if there's nothing on the market you like and just prey something crops up then your under offer or when you've gone onto the market is there normally a few things you'd consider.

I'm trying to weigh up should I just wait or should I just risk it even though it's gone quite slow 🤔 just looking for others experiences I guess thanks xx

This is partly why they're is nothing on the market right now... people are worried, like you, about there being nothing on thr e market so aren't putting their houses up for sale! And so the cycle continues.

I am selling my house, but only because we have to as we are relocating for work. If we didn't have to I would have waited.. we are going into rental for a bit while we wait for the right house .. hopefully for a few months max but I'm worried this time next year I'll be writing on mumsnet moaning that we are still in rental and there are still no houses! I also think a lot of people are choosing to extent to gain extra space rather than move in such a weird market, especially now that the stamp duty holiday is practically over...

What Surreygirl said. I know about 4 people (us included) who would all like to move but there isn’t anything to buy. Only one person has gone ahead and put theirs on. We would all be in competition with each other for the same properties as they come on.

Meanwhile there are people on our local FB page asking if people are selling what we have as they can’t find anything and so the circle goes on. Not sure of the answer. I’m not prepared to rent as have pets and think we will struggle.

It’s a very weird market. I suppose it depends what you’d be looking to buy - if it’s a starter flat in London for example you’re alright Grin.

If I were you I'd list the house but make it clear to potential buyers that you are not chain free and still need to find somewhere. I expect the house will still get snapped up quickly but whoever bids will need to be realistic that they won't make the stamp duty holiday etc.

Don't let your agent make any vague statements at viewings about how you may be willing to go into rented accommodation (I find lots do this at the moment!)

I think older people generally own the bigger houses and a lot of them have been nervous of moving during this pandemic. So there is a lack of inventory. It should pick up once it’s over...

Yeah I get that as less people like me out houses on for fear of no houses it grinds to a halt 🤨 it's mental isn't it. Yeah not too keen on renting as I have two young children and don't need extra hassle so I guess making that clear at the onset of accepting an offer would be the best idea. I too wonder once people feel they've had their full course of vaccinations if they feel older/more vulnerable will they start to put their houses on as they may feel more comfortable with people looking round their house. I guess all we can do is just see what happens isn't it x

Yes I have two young children too (baby and toddler) and I must admit the prospect of going into rental does not fill me with joy!! I'm just hoping against hope that being in such a good position, ready to go and chain free will mean we will be able to snap up something good quickly once we've actually moved to our new location. Probably wishful thinking though.

Good point re old people. There is no way my parents would have considered selling their house before they got their vaccine- they literally didn't see anyone for a year and they didn't even want me in their house let alone strangers! Fingers crossed things pick up soon. I feel like everyone is waiting for SOMETHING to happen but that's what is causing nothing to happen 🙈

Im in Scotland and crazy market. We put ours on last Wednesday and have had viewings with notes of interest and 2nd viewings this weekend, EA is confident of an offer over next few days, said we'd go into rented but hoped it would all come good. A house right in our chosen area was relisted by our EA as buyers couldn't get mortgage, we were first to view as they know us, there were viewings all day in it and we put in an offer mid afternoon and got the call in the evening to say there were other offers but we got it. It was all just pure luck! So from panicking about going into rented all week, I'm now panicking about a firm offer on ours!

Please put it on! I'm about to exchange and complete in my sale next month and the house I had an offer accepted on over two months ago is not progressing- the EA said seller would go in to rental, but they now want to buy. I planned this move two years ago as we are moving for schools, about 70 miles. I have kids (obviously) and dogs and renting in London was not part of the plan!
