Cannot decide between these two which have been on the market a while:

I walk from the apostles to wimbledon y get the tube daily. Very doable.
Apostles to the Northern line or District?

But overland to waterloo is quicker than getting northern line. Or go to Vauxhall for Victoria. Overland from Rp very frequent

Raynes Park is nice NORTH of the railway line in my humble opinion. I don't like the grid leading off Kingston Rd. You are sandwiched between two busy streets, but the prices north are higher.
It's a hike to Wimbledon Station from there but you could take the train and change.
The streets going south from the Broadway in Wimbledon Town used to be not so good, but they are now selling 800-£1m or more! Shocker.
But don't wait - make an offer, you never know.

Haydon's Road is vile, so busy and the second one is very close to it so would prefer the first one. But I do agree it is a bit pricy.

I thought about the loft and where to place the stairs too. From Street view i can see some of the neighbours have done theirs, have you checked from Merton council planning portal if you could find their plans ? That might give you some ideas how it would work.
Good luck, Wimbledon is nice ! Wish I had the money to move there !

Yes, I heard the same about Raynes Park being better North of the tracks. The inaccessibility to the tube is a major no no unfortunately.

South of Broadway is great, as you get access to the Northern line which is very useful.

Haydon's road seems to be busy all the time and not well kempt, so trying to avoid that part, but it is so much more affordable.

The loft stairs would go in the larger bedroom, so you would end up with two small doubles and one large loft. I checked the floor plans of the other houses on the road.

It really is pricey, but it seems I was too late to the party. The agent told me this morning it went under offer over the weekend at under asking. Didn't give me an exact figure, but did say it was similar to another property I looked at and was under my 750k budget, so encouraged me to keep looking in the area.

Very surprised it went for so low given it was on for 800k initially.

I'd go with the Tennyson Road one. The Nelson Road one is really poky! Such a tiny house for that price.
