Home Buyers vs. Full Survey

I'm buying a 3 bed 1930s house in North London which has been recently fully refurbished. The refurbishment looks to have been done to a high standard and I couldn't spot anything visibly wrong. The roof & exterior have been done as well, its got new windows etc.

I know that on a property of this age a full survey is normally recommended but would a home buyers be enough under the circumstances?

Also if anyone has recommendations for good surveyors in North London I would be grateful.

I would always do full.

Do they have all the building regs completion certificates? I'd be inclined to go with homebuyers if so. But for the sake if a few hundred pounds ... though I do think surveyors are really expert on doom mongering then covering their backs. Lots of 'could be', 'may indicate that', and so on.

Personally I'd go homebuyers which would most likely pick up anything major. I always look it as, I'm not buying a new build so I'd expect some niggles, certainly down the line, but if the house has been standing since the 1930s I'm sure it'll stay that way.

Yes I presume so, EA did say that although I need to confirm with solicitor. I've had one house fall through after I forked out for a full survey because the vendor changed their mind so I'm reluctant to spend loads again if I can avoid it.

I would go with full, better than having a homebuyers and paying for a full on top if anything is picked up.

I hope it's ok to ask - what is included in a full survey vs. basic? Do they move furniture in the full survey?

We've only ever paid for basic surveys, but on the flat I sold, the buyer paid for more (though not sure if 'full'). The surveyor spent about 5-10 mins there, looked around casually, then left. This has always made me less inclined to pay for anything more than basic

I'd always do full. Many things aren't visible to the uneducated eye that can cost many tens of thousands.

I'd do full next time ... as you never know what might come up on your buyer's survey one day when house want to sell it otherwise!
