How much would you offer on this flat? Scotland

I love this flat and so does dp. It has literally everything we want including closeness to work (we could both walk from there) closeness to the park, and it's really near my in-laws. This is a definite plus in our case as I'm lucky with pils.

We also just love it. But I sort of think there's no point as we can't bid above asking. And it's Edinburgh.

Should we just wait a few years? Our current flat is lovely but is by the most horrible road in Edinburgh. It didn't used to be horrible until literally all the traffic in the East of the city was diverted up our tiny street. There's been several accidents here and we are TTC and the thought of a child by this road is horrible. No guarantee TTC will be successful though, we're starting IVF in October if nothing has happened naturally by then as have has a horrible time trying. I still love the other flat though.

It's very likely that at some point one of my elderly parents will have to move in with us too. And so the third bedroom definitely will be used.

So is it worth bidding asking price or will that just be a waste of time?

Abbeyhill traffic is awful. Duke st will improve once the trams are in - it's getting a lot of redirected traffic at the moment.

Plenty of people in Edinburgh cope with babies in flats. Sure - I'd try and stay low down but saying you needs lift is just not practical - it excludes most of the housing stock in the city.

It wasn’t just the baby- it’s potentially an elderly parent moving in too.

Have you consider moving to somewhere outside with good connection to the city.

I was considering this one but it was moving away further away from family (one of reason for selling my edinburgh flat)

If you are considering moving out a bit, I lived in Bonnyrigg for years and we bought a 4 bed detached new build there for less than 350k and it's just 30 mins into Princes St on the bus. Lots of local amenities inc pubs, restaurants, swimming pool, shops, cycle path and parks etc all in walking distance and a great wee community for children and elderly. We loved it there :)

We bit the bullet and moved out recently - East Lothian in our case too. Edinburgh is just crazy just now.

Same applies. My upstairs neighbour is in her late 60s my dad is mid 70s and manages stairs fine. I assume if mobility was a real issue then OP would be factoring this into her search and looking for a ground floor flat or bungalow. Most houses have upstairs bedrooms so if mobility is a real issue this needs to be considered

What’s the home report value? Things in Edinburgh are going for 15-20% over HR and overs over usually set 5-10% below. Do you have a solicitor to help you?

Is it a student flat, the mismatched furniture suggests it might be ...I'd be checking the others in the block. Student flats and residential can be difficult...and yes I know they are frequent.

The kitchen suggests student flat too - looks to me like the classic Edinburgh student landlord trick of squeezing the kitchen in to the box room then making a third bedroom from the original bigger kitchen.
