Cost of professional cleaning

I have a rental flat, which I recently renovated: new tiles on kitchen floor, new hob and oven, new dishwasher; complete renovation of bathroom, (tiled walls and floor, modern toilet and sink). Also all the walls and ceilings painted, as well as doors, carpets professionally cleaned, windows cleaned from outside.

I stayed in the flat for a while during this time and oversaw the complete renovation -- except for one tiny detail. The cistern was delivered cracked, so a new one had to be ordered. I had to go home before it was delivered, so I had to leave it to my builder to finish off the bathroom. He had to wait for the cistern to be delivered before tiling the floor and installing the new toilet. Big nuisance, as I did not get to see the finished bathroom, but only photos of it!

Before I left, I made sure the flat was spotless, cleaning the windows and frames myself, as well as kitchen countertop and all cupboards, extractor, etc.

The builder assured me that he had vacuumed before leaving, and I'm sure he did -- he proved himself very reliable and thorough in the time I was there.

I have agreed to some new tenants moving in on May15th. They say they want a professional clean. The estate agent said they'd look after it, and now they've got a quote for £110 plus VAT. This sounds excessive to me; OK for a deep clean of a filthy flat, but not this... (I know because last time I had a change of tenants that's what I paid, and it included an oven-clean.)

I agree that there would have been a some dust flying while he cut the tiles for the bathroom but it's a very small room and he assured me he vacuumed and cleaned up after himself. And even if he didn't would a vacuum cleaning and wipe down of the bathroom (and maybe kitchen) cost that much?

I don't live in the UK normally (I came over specifically to do this work) and have no idea of the cost of such matters. It would probably be cheaper for me to fly over and do it myself!

The flat has two bedrooms and quite a big hallway. The bedroom and living room doors would have been closed, so basically the dust would have been only in the hallway, bathroom, and possibly kitchen.

As I'm not in the country it's not terribly easy to organise a less costly clean from where I am! (I can afford it; I just think it's a rip-off.)

Maybe ask for a cost breakdown of what they are getting done. Is it things like getting carpet cleaners to come in? It’s really hard to tell what state the flat was left in after the builder, and hard for you to argue that it was in good condition if you don’t have photographs proving that it was in a good state. Unfortunately this is often the way things go in the UK, it’s not exactly fair all the time but that’s why you need to cover your back with photos to prove you didn’t leave a mess.

That sounds about right for London or the South East. Agency cleaners are very expensive.

Frazzle76 · 27/04/2021 10:43

That's fairly cheap actually, even for little needing done.
And remember it's tax deductible.
And the tenant is right- if its had a professional standard clean with receipts before moving in and a inventory with photos then you can expect this on vacation. Otherwise you don't have a leg to stand on.

Sounds cheap to me tbh. I've just paid £200 for my living room and the kids bedroom carpet to be cleaned.

Malahaha · 27/04/2021 11:45

Thanks.
The carpet won't need cleaning, just vaccuming -- it was cleaned before the bathroom was done.
It's basically just the hallway and stairs.
It's hard to tell from photos how clean it actually was! Even the estate agent only said "it's a bit dusty"!
It's not in London, btw. I will try and get another quote -- but it's good to know that at least it's not exorbitant.

I will get it done, no worries. I was very proud at how sparkling it was! Such a pity about the cistern.

I would expect that as a minimum cost. Sounds pretty cheap to me to be honest. I'm in Surrey though, which is an expensive area.

Thanks for the perspective. I'll get a new quote from someone else today hopefully.
