Oh, that's so irritating for you! Surely they must realise they need to stay on top of the lawyers in a normal year, if they already own property?

Seems like people just tell the EA what they want to hear....

So one of the viewers from Saturday made an offer and the estate agent is confident he can get them to increase it to match the previous offer we had (it's only a few k but means less of our savings needed to get us to 25% deposit).

Plus the previous buyer has been chasing about their low ball offer. They sent the email to the EA Friday and chased Monday morning, pretty much the quickest communication they've done.

They were talking about how much they love the house and are keen to progress with the purchase...even though they'd heard nothing from us they assumed we'd accept. I'd love to be a fly on the wall when the EA tells them we have another (higher) offer.

What a rollercoaster of a week, hopefully some smooth sailing for the next few weeks (until the seemingly inevitable panic close to exchange).

We didn't cancel the survey on our onward purchase, so that's today, hoping for no surprises.

The survey on our onward purchase is today too @Andthenanothercupoftea! I’m going to see the house again today, I’ve been going back and forth on it but it’s the right sensible next step for us. If it works out!

I’ve been quiet on here as had an emotional rollercoaster week last week with this, we had to get over our “dream home” where we’d over-offered, then had offer accepted here, then very next day dream home back, and issues with our buyers. Spent a lot of time worrying but I think these things happen and you just wait for the resolution. Saw the “dream home” again on Saturday and walked around the area a long time. Lovely house but we prefer area of where we’d agreed to purchase already.

Feel a lot better as baby slept through too! There was a thread on here about house buying and anxiety, it really is the worst for it, every stage feels so life changing and important! Like everything hangs in the brink.

@BakeOffRewatch there does feel like so much to worry about, then there's the switch between flurries of activity and hearing nothing.

I'm pregnant and due in August and people keep asking me if I'm going to push to move before the baby is born, but there's so much out of my control I don't see the point. Obviously I'll keep things moving as best as I can, but all it takes is a delayed search or typo on a contract to hold things up by 3-5 business days so I'm trying not to pile the pressure on. Particularly as we have now lost a week/10 days due to the buyer pulling out.

In an ideal world I'll leave one house to give birth and go back to another with everyone else (lots of willing in laws!) doing the moving/unpacking for us, but that might be too much to hope for...

Congratulations @Andthenanothercupoftea! I don’t think there’s any time that’s best, we wanted to move before baby, and I put it off when lockdown happened, then when I was heavily pregnant last summer I was not in the mood for viewings, both of my place and going around others. Now we’re desperate to move as this place is far too small, and desperation makes it all more emotional! We’ve done lots of driving around with baby to viewings and sorting out poonamis on the front seat of the car. Fingers crossed it all works out for you. I think you are smart with your approach to avoid trying to control/push too much.

What stage are you at @0hforfoxsake?

It’s been ok so far. Negotiations completed at the weekend, draft contracts are back with the solicitors, surveys done. My side has been pretty efficient. Same can’t be said for the people I’m buying from.

I’m selling the family home and downsizing - XH lost his job and I’m jumping before I’m pushed. So there’s all that to deal with as well.

I’ve been endlessly clearing out, packing boxes, charity shop and tip runs. Still don’t feel as though I’ve made a dent in it!

It very much is one rollercoaster of anxiety and lack of control! I hate not being in control or having a finite answer to things. So much can go wrong until the last minute!!

That would be ideal @Andthenanothercupoftea - I’d love to go out in the morning from this house, and go home to the new one. Being none the wiser of the packing/moving process!

My survey is also happening today!

Our buyers are full steam ahead. We spoke to our sellers EA today and he called the sellers and they seem to have sorted themselves out as well and want to exchange on FRIDAY!

Wont be holding my breath though, but if we can exchange Friday and ideally complete on 25th June that would be ideal.

Feels like it's gone from 0-60 today, so I'm expecting it to all go to 0 again soon now we're so close to the finish.

We have our mortgage valuation on the house we are buying this week. Any ideas how long it takes to hear back? (HSBC)

While I’m here. What is the process? We instructed a solicitor two weeks ago and paid a fee to do ID checks and fill out a load of paperwork. I haven’t heard anything since. The mortgage valuation is this week so guess not much happens until that is done anyway but do I assume the solicitor is doing something in the background, do I need to chase? Or just wait to hear.

@Paddingtonthebear ours took a day or two after the valuation (desktop valuation) for the offer (also HSBC)

Your next thing will be that the solicitor will apply for the local searches and be looking through the stuff sent through from your vendors solicitor and raise enquiries.

There seems to be lots of ‘dead time’ then a flurry of activity!

Good morning! I showed a potential buyer round last night because the estate agent couldn't make it.

She loved my flat, asked loads of questions and looked on cupboards. I'm cautiously hopeful that she might put in an offer.

@Paddingtonthebear We are also with HSBC. They did the on site valuation within a day of us receiving our conditional offer. I was very impressed.

We’ve waited two weeks for the mortgage valuation so not very quick but hopefully it won’t take too long for them to come back with a decision after that

@Paddingtonthebear by contrast we have been very unimpressed with HSBC and wish we hadn't gone with them! A week after the valuation I chased them and they issued the offer then.

@lazyakita I do feel like I'm going mad at times. Buyer hasn't confirmed she agrees to our terms so officially we don't have an offer so I'm setting up viewings for this week and next on the basis that she will...and simultaneously trying to plan for longer here. Lockdown hasn't helped. I feel like I've been planning this move in the head for years and we're no further forward. I think I'm going to start a separate thread for advice on our situation as we STILL haven't decided where to move to.

Not sure what to do about surveys. Whether to go for homebuyers or full building survey. The house is old, late 1800’s so I’m thinking full survey but guess the mortgage lender may insist on that anyway?
