Sorry I have been AWOL. Absolutely crazy weekend house viewing up north. We do have a house we want to make an offer on tomorrow though. It has been in since Sept and they are flexible on price so hoping for a bit of a bargain. Want to check why it has been on the market so long though! Also need to check what their plans are, would be amazing if it ended the chain.

We just fell in love when we viewed it, it felt like being given a big hug.

Need to chase our selling paperwork from our solicitor tomorrow too.

Thanks @BlueCherryBlossom - no one has said we will hit stamp duty holiday, it’s just very wishful thinking on everyone’s behalf due to the previous buyer pulling out I think.
As for the ‘do I like my conveyancer’ - I don’t know my conveyancer 🙈 only just been instructed. There was an email regarding an online portal I think I’ll take a look. I think I’m just going to have to commit now I’ve registered and hope to get through it before Xmas 🤣

IF we move again, I’ll definitely do more research prior to instructing a solicitor.

You need to stop responding. It's a waste of everyone's time. Your buyers' solicitor will raise their enquiries, inc those from their own clients. Only once enquiries are asked and answered between sols can they be relied upon, legally.

Just tell the agents to pack it in.

Despite the best efforts of our buyer’s solicitor to hold things up, it seems our buyer is committed to moving on 21st May so looks like we could finally be exchanging and completing over next 10 days 🤞

And we were expecting to have to wait a while for our purchase to be ready, given it’s probate, but apparently they’re expecting the grant of probate through any day. So after feeling like we’ll never move, it all seems to be finally moving forwards. Just hope it doesn’t all slow down again haha

How (and why) was your buyer's solicitor holding things up? Surely your onward wasn't ready as the Grant hasn't been issue...?

This is going to be a stupid question, but at what point do you ask your sellers what they may or may not be leaving in the house?

We have been waiting to see the fixtures and fittings forms but haven’t received these yet.

As most white goods in our house are slightly awkward or very specific and hard to find sizes we have included these on our forms - and as this is what our previous sellers did for us too so we’ve thought this is quite standard? But I’m worrying now that it’s not?
So we will be going to new house with no fridge/washing machine - I think we were hoping that as the house we are moving into is vacant we would see the fixtures form and then be able to ask them to leave the fridge and/or washing machine?

Or is it now too late? And we should have asked this up front when our offer was accepted?

New to the thread but would be grateful if someone could tell me how long it took to get the Memorandum of Sale. I'm selling, first offer fell through (not to do with the house at all), now have a second but I accepted the offer eleven days ago and still no Memorandum of Sale. The agent tells me that the buyer is super keen, is just doing ID etc with the firm of solicitors that he's instructed, also busy fixing up a surveyor and getting mortgage sorted in principle (buyer's financial adviser has told my agent it will be fine; apparently that's sufficient) and all I know is that whoever in the solicitor's firm is going to be responsible will write to the agent, and then at that point I get a Memorandum of Sale. I'm incredibly wobbly after the last offer fell through and it seems like it's taking forever to get this first bit of paper so that I can start the process with my own solicitor. Advice welcomed!

Panda I had to fill in the F&F form right at the outset on the last offer - so it was in the initial buyer's pack.

In terms of advice I simply mean how long did it take to get this MoS for other people? For offer#1 it was the next day but that buyer was a cash buyer, already had a solicitor etc. I can't phone the agent yet again or he'll stop taking my calls....

@goodbyestranger yes- thats what we did with our buyers - we filled out the F&F form and returned it to our solicitor within a week of accepting their offer.

Our offer was accepted by our seller on the 7th April and we have not received any F&F form from them? I've asked our solicitor about it but she hasn't replied yet...

@MinecraftMother We’re deliberately selling before buying- already moved in with family, so the buyer’s solicitor holding things up just represents extra mortgage payments at this stage!

We seem to be making decent progress so far. We accepted an offer from a chain free buyer three days after listing our house towards the end of April. Had an offer accepted on our new property the very next day. Since then we've returned all paperwork and also received everything from the sellers. A handful of enquiries have been raised and so far all our solicitors seem very on the ball. Our buyer's Homebuyers survey takes place this week, and our buildings survey is early June. I wish it was sooner, but as we are buying an unusual property there was limited availability for experienced enough surveyors. Our buyers really want to complete before the SDLT holiday deadline in June, but although we are forging ahead I was very honest and said we would do our best but it couldn't be guaranteed.

Regarding memorandums of sale, ours all took about a day once we had provided proof of funds.

I should add, our new home is chain free as it's a second home, so we are very happy with how small the chain is!

We were supposed to exchange today, complete next week.
Solicitor rings me today and tells me there's a hiccup at top of the chain. We have now found out, the top of the Chian are not going to break the chain (they were going into rented) and have now found a place to buy so there are now at LEAST THREE more in our chain 😭😭😭😭😭 this is absolutely horridic. We may lose our buyers as they are getting impatient so we may need to go into rented ourselves

I would definitely be renegotiating on price if you lost the stamp duty discount as a result.

@MinecraftMother if we get any more queries we are just going to say we've sent all the info to solicitors which we have now. I didn't spend hours filling out forms and photocopying guarantees and building reg certs on Sunday morning to have to send the details again separately!

@Panda368 could be that your solicitor is waiting to get everything back before sending it to you - that seems to be standard practice.

As stuff hasn't been negotiated as part of the sale price you might been to be prepared to pay cash for it. We negotiated the oven and dishwasher as part of our purchase. I think the rule of thumb is that if it's built in e.g. a dishwasher it's likely to be left.

It's horrendous. I've never been so stressed in my life. We are going to sell ours next week and move in with family. I can't go through the whole selling thing again and waiting if the chain falls through. I am never ever moving again

@goodbyestranger We had to wait about a week for the memo of sale, which was really frustrating- basically because it took our sellers a few days to confirm their solicitor and then the estate agent sat on it for another few days. All seems to be going well now though!

Pre exchange viewing today for us, then hopefully (!) exchanging this week.
I had my first Covid vac yesterday though and feel quite yucky today. Hoping a day on the sofa sorts it as I’ve so much to do.
