Everything going along ok here (touches wood!) we've had the searches back (only requested them last week so that's quick! We weren't going to bother as we'd already had them done for a house opposite but figured better safe than sorry for the sake of a few hundred quid.
Solicitor has sent through reams of paperwork from the seller/contracts etc so I need to go through that later.
Surveyor going in on Monday and says he'll have the report to us by Wednesday.
Keep your fingers crossed for us!

So pleased to hear some good news on the thread, hurrah.

Our vendors have been told about the awful survey and are now commissioning more work themselves. I’m still worried, what if they have employed cowboys or what if they will only share bits of the survey with me. If the detailed sulphur survey says everything is fine then I’m still going to worry about the wall cracks.

Anyway I may have found another house but it would need an extension. Do you think vendors are generally amenable to bringing a builder or architect round or might that irritate them?

@tryingtocatchthewind - my gut feeling is for you to walk away from this house.It sounds a bit dodgy. Have another look at the house which needs an extension or wait a bit and see what comes on market.
Most Vendors do not mind builders going into houses to do quotes etc if they are serious about selling their property. We had several visits after survey was done and vice versa on property we are moving to. Good luck.

@LittlePearl 7-8 seems like a very long time to me. We did a private purchase in 2019. Offer accepted end of June - completed in mid September, if I remember correctly. You have been more than fair. Do you know what is still outstanding? Has he even raised enquiries etc, mortgage approval? If it has been that long, it's likely his mortgage offer would have lapsed!

@tryingtocatchthewind you're giving them 000,000s of £, take a builder and don't even worry about it. They should be pleased as it would demonstrate you're actually picturing yourself living there and are a serious buyer.

No, he's been terribly vague but I'm sure it's the finances. he hasn't texted us for a few days now so I think he has accepted we're serious. We are going ahead with the EZ but the door is still open if he is able to exchange before we get an offer we can go with.

@LittlePearl it has occurred to me that when we were getting our mortgage, we were limited by some lenders as not all of them lend against private purchases. I'd ask him out right for an update against the key items searches, mortgage offer etc, that way you can put it to bed.

I’ve spent the whole process nervous and haven’t even put an offer on anything yet 🤣 so lord only knows what I’ll be like post offer 🙈

A house we tried to view before we were under offer (and couldn’t due to lack of offer!) has come back on the market, buyer pulled out this morning, so we’ve booked a viewing for tomorrow

Is it normal to wait for an exchange/completion date from solicitors or do we as buyers/sellers suggest a date to work towards?

We have been banding about "the end of may" for a while, but we are almost finished this process, with just a few enquiries left for our vendor to answer, as far as im aware... our sale is pretty much done, all searches in, all mortgages granted etc?

We want to try and secure removals and request holiday dates to management etc?

I've been wondering the same @Evecob - "soon" is the response I got from my solicitor 😂😂😂😂

Busy day today instructing solicitors and arranging viewings up north for this weekend. Saturday is going to be one hectic day!

No updates here just yet, although when the Hermes driver dropped off a parcel today he said he was very disappointed to see the sold sign as his commission would surely drop down massively

Things are kind of ticking along here. We have had the valuation done and have found a decent estate agent to work with. My husband has got the mortgage agreed in principle and the house should be going on the market this week! All agents have said that we should sell in two weeks given the current market, so hopefully we'll have some viewings soon (although I hate them!). We've also finally narrowed down the area where we are looking, and it's a tiny area now so very few houses available. That's why I think we need to be ready to move fast if/when we find a place. I'm nervous.

In this climate houses seem to stay on Rightmove for merely a few weeks, but I've seen one that has been there since November. It looks lovely and I'm trying to work out what could be wrong with it because it's still available. The price seems maybe a tad high but I've seen similar ones with similar price tags so I don't think the price is that bad. Maybe a bad survey/mould/sinkhole underneath? I really want to go and see it but deep down I know it's probably not the one...
