Are tradespeople putting their prices up? This seems expensive for tiling.

Just that really. Trying to get prices for replacing our kitchen.

Tradesmen seem hard to get hold of and the quotes we are getting seem very high.
We need to replace the floor tiles. The builder will remove the old tiles and level the floor, so the tiler will just need to lay new tiles. We have been told to buy 90 sq mt of tiles, including wastage. He said that the job will take two weeks max. For this he wants to charge £4,800.

Do you think that this is a lot - I was shocked. These are not London prices either, we live in North Wales.
What would be a reasonable price for a job like this?

I certainly know prices have gone up due to demand. Wood in particular has gone up, but that does seem expensive for tiles.

billyt · 26/04/2021 11:17

He wants to charge £480 a dayShock

Tisforptarmigan · 26/04/2021 12:02

I know - but this does include grouting !!!

Was staggered tbh - I was just wondering if they are so busy they are charging double.

£53/sqm. Seems pretty average. Our last tiler was considered cheap at £35/sqm, I have heard of charges up to £150/sqm

DespairingHomeowner · 26/04/2021 12:04

yes, about 10% + on 2019 prices

I've just had plastering done, minimum £260/day per person is what I was told: quote vary, and everyone seems to be in demand (I've been talking to: carpenters, plasterers, can't get bathroom fitters to return calls, electricians etc)

Decorators seem to want the same (this is London) - but mine has just quoted me £600 for hall, while neighbours have paid 1K for same space, so clearly plenty of rip off merchants around

I think this is ridiculous for tiling though. I would expect to pay similar rate (ie 250/day or so), but I cannot imagine that it would be 2 weeks work!

I'd be getting other quotes, and your neighbours would be 1st port of call.

TheGoodEnoughWife · 26/04/2021 12:05

Wow! I think that is a massive amount. How big is the actual space?

TheGoodEnoughWife · 26/04/2021 12:08

Also I do our tiling, have done a few rooms now and even if I say so myself the results are excellent (first area has been down for 4yrs now with no issues) I have just done a room approx 3 x 4 and that took me two weeks but I am messy and slow!
I don't think a professional should take that long.

Not "rip off merchants" if they charge what they quote. It's simply supply and demand and why the likes of doctors earn so much and care workers/shop workers earn so little. "Rip off" is where someone charges more than they say or runs off with the cash for work not done.

GingerBeverage · 26/04/2021 12:12

I got 10 quotes on a job once and they varied from £3000 to £8000.

Minimum 3 quotes before you know where you stand.

Beetlewing · 26/04/2021 12:17

That's a big kitchen though

whenwillthemadnessend · 26/04/2021 12:18

Nuts I just did my own tiling. Took two weekends. Total t
Cost £250 all in

Are tradespeople putting their prices up? This seems expensive for tiling.
Triffid1 · 26/04/2021 12:24

Seems very high. And a lot of work. Although, is your kitchen massive? 90sq m is a lot. Ours is a average sized and we needed about 20 sq m. Our flooring will be laminate but we were told if we did want to tile it, we'd have to pay about £2500 to remove old tiles, level floor and lay new tiles and redo skirting. So yours seems a bit pricey but if it's really that big, perhaps not AS pricey as it could be.

Bluedeblue · 26/04/2021 13:20

So - ten days work, presuming they won't work weekends. We have just had flooring done. The guy was brilliant and charged £150 per day.

It took him 16 days to:

Remove existing flooring from 5 rooms
Lay new Laminate in 5 rooms
Remove all skirting boards in 5 rooms and replace with new
Remove 3 old radiators and replace with new
Remove old wall tiles from WC
Lay new wall tiles in WC (involved removing WC and sink and then putting back)
Change light fittings in 5 rooms
Fit under and over cupboard lighting in kitchen
Remove a doorway and merge 2 halls into one large hallway
Fit a new back step

Cost - £2400 Labour plus materials. Total cost about £4500.

Our quote from a local large company was double this. I would try to find a good Joiner who is a one man band. Ask for recommendations.

Chumleymouse · 26/04/2021 13:50

If someone else ( builder ) is doing all the prep work and the tiler is just laying and grouting then that is a ridiculous amount. Get more quotes.

Tisforptarmigan · 26/04/2021 14:04

Thanks everyone for your replies. Sorry should have said, yes its a large area: its kitchen, utility room, hallway and downstairs loo. I guest tricky to tile as not straightforward rectangular room, but still . . .
We are trying to get more quotes, one other man came round and never got back to us with price and others don't even want to bother coming out. Going to try and get more quotes, just wanted to understand if this was normal pricing for now.

In January 2020, I had a few quotes between £40-45 + VAT per m2 for tiling. Just got a quote back today and it’s £70 + VAT per m2.

Totally bonkers!! I was due to have a bathroom redone early last year, supposed to be £350 + VAT per day for the 2 plumbers. They estimated 10 days. So I was expecting £4200 inc VAT for labour (not including sanitaryware or tiles or tiling). Put it on hold due to Covid. Same plumber quoted me earlier this year to do the same bathroom..labour costs nearly £12k!!! It’s a small bathroom. This includes VAT and tiler (not including sanitaryware or tiles) and electrician included to replace 2 wall lights, but is crazy. He’s so busy, he can now charge crazy high prices!! I’m not going with him for the cheek of whacking up his prices so much

DespairingHomeowner · 26/04/2021 20:19

@CoconutChair: yowzers, I knew prices had gone up but wasn’t expecting such a jump!!

I do think tradesmen are so busy at the moment that they CAN charge much higher prices, but 3x is nuts. I wonder if demand will drop later on the year?

CoconutChair · 26/04/2021 20:24

@DespairingHomeowner I hope everyone starts going on holiday soon and stops spending money on renovations 😂 So tricky to get quotes at the moment and long lead times, as well as bumper costs 🙈

jakeyboy1 · 26/04/2021 20:27

So £53 a meter?

I've just had a quote for £30 a metre plus £10 a metre for some levelling matting plus two days prep work. I thought that was bad enough and I have 50sqm! I'm Midlands based.

Redskyyy · 26/04/2021 20:29

We had a tiling quote last week (and it was very reasonable in comparison to others). They want to charge £55/sqm

Smokeahontas · 26/04/2021 23:28

If you don’t already have it, download the Next Door app. It’s like Facebook for curtain twitchers. I did manage to find a really great handyman for a fraction of the cost of others, plus he had reviews & pics from other users.
