Building extension

I would like to build a tiny (3.2 sqm) at the back of my terrace house. Ideally would like a miniscule shower room but if not possible just a toilet plus space to stack washing machine and tumble dryer.

Given the space is relatively small, will I need an architect, architectural technician or can I just approach a builder?

Any help appreciated as I feel clueless.

Find out of it falls under Permitted Development. If it doesn't you'll need permission and you'll need some sort of drawings for that. But let's assume it is PD. Aree you knocking a through an outside wall? You need a structural engineer to do the drawings for building regs, which you must get (your builder may handle this, but there is a fee). If you a pretty clear about what you want you won't need an architect, the drawings from structural engineer should be good enough for a builder. They can advise you about your waste and drains. You should also talk to your neighbours about your plans as it will be disruptive. .

Thanks so much. I have assumed it will fall under permitted development but I wiil double check.

No external wall to knock through as that is where the backdoor is but the outside toilet structure will need to be demolished.
