How much are removal costs?

I understand it varies from house to house, but can someone give me an idea of removal costs please. Estate agents, solicitors/search fees, survey, removal costs, mortgage costs, anything else I've missed? Anyone know if we can search to check if a house or road has been flooded (fair chance we could move to an area where roads are regularly closed due to flooding.

If it helps, more detail sale price approx £320,000, purchase price around £350,000-375,000. Probably a full survey. Moving from 3 bed house (only two rooms upstairs) to bungalow. Possible mortgage costs depending on sale value.

It definitely does vary dependant on purchase price and additional searches etc. And also where you are.

From our experience it'd about 2-2.5k solicitor fees for a sale and the same again for a purchase so about 5k total if you are in a full chain.

Estate agent fees cost us about 1k all in but depends on the % and price of sale.

Removal fees cost us just over a grand for 2 guys with a van to load and drop off our belongings.

I'd always add an extra 1k or so at least.

By the way you can email solicitors for an idea of fees. We emailed a few and got a good comparison from them.

If you're in England you can go here to check flood risk, flood-warning-information.service.gov.uk/long-term-flood-risk - my MIL has had 3 severe floods and it shows her address as high risk - I don't know where to find historical flooding information though for England, only NI, someone else might be able to point you in the right direction.

Solicitors: £1800 + VAT to buy
Pulse searches and expenses £300
Solicitor. £1,400 +vat to sell
Estate Agent: in London could be £3000 plus VAT
Survey £600 ish
Additional surveys if needed : £150 + VAT for damp, £800 + VAT for structural engineer
Removal £1,200 plus + VAT
Stamp Duty - check on the online Gov.UK checker
Mortgage arrangement fees: check with lender / broker. Last time we did I think it was about £275.

The searches will show flood risk, and your solicitor will write you a report on everything within the searches and survey that you need to consider.

For us (sale at £265000 and purchase at £450000, both in Wales)

Solicitor - £1100 for sale
£1769 for purchase (this includes all searches and land registry stuff but doesn't include Land Transaction Tax in Wales which is our equivalent of stamp duty)

Homebuyers report - £400
Optional extra but we went with this as we have bought a 40 year old property that we know will need things doing to it, worth every penny for us but depends on how thorough the surveyor is (ours was very thorough and produced a comprehensive 54 page report)

Mortgage portage and rate retainer fee- £500

The biggest shocker for us was removal companies, we honestly thought from our research that we should expect it to be about £400-500 based on our relatively small 3 bed terrace that we're moving from ... We got three quotes that ranged from £800-1100 and none of those included insurance or them doing any packing for us. So we've ended up paying £1100 but that includes them packing everything up for us the day before as I'm 38 weeks pregnant 🤦🏻‍♀️ Something we didn't consider that affects this cost is how easy your old and new homes are to access... Our next door neighbour (identical house to us) is moving next week and her quote was £2300 due to how difficult her new house is to access. 😬

Oh and we sold through Purple Bricks so paid £1200 for the fee and an agent to do viewings but no additional commission
