For purchase only, with or without a mortgage, how much was it?
Assuming purchase price is around 250k.

It all depends on where you live really. I moved back in December and was charged £550 legal fee plus disbursements. As an estate agent, I know there are some really good and really bad solicitors out there. Always go off reviews and recommendations not necessarily price.

About £1200 including searches, land registry, transfer fees, VAT etc.

@LittleLadyCece

Sorry dumb question but £550 'labour' only right? Excluding Land registry, searches, VAT etc?

SummerSazz · 22/04/2021 21:13

Mine is £500 no mortgage

bethankfulforwhatyouhave · 22/04/2021 21:18

Mine is just over 2500, for everything apart from survey, including solicitor fees, on a house worth 163000

@SummerSazz

That of the kind of quote I'm looking for :)
What it with an online only outfit?

No, it's a local solicitor in my local market town. I think it was £750 if mortgage involved. I am only buying half a house so that may be different but I think they had pretty standard conveyancing rates

Romeocorner · 22/04/2021 23:39

I complete tomorrow and really should be sleeping 😴. Solicitors fees for purchase were £1128.

LittleLadyCece · 23/04/2021 06:42

flashbac yes just labour only was £550 then land registry fees, search fees etc on top

1100 with a proper property solicitor for a 280k sale. Worth every penny as my buyers had an online solicitor that was really untrained clerks in a PO Box who were confused snd wrong about so much stuff that our solicitor ended up having to explain how to do the job just to complete.

Go with the reviews, I would recommend using a solicitor rather than online personally. Our EA were pushing us to use their recommending online CS, I had a conversation with then, and wasn’t impressed.

We have recently moved, our buyers chose the worse & rudest solicitor ever. Unfortunately we were too far down the line for them to change solicitors. I expect they engaged on price, cheapest isn’t always best, particularly when you are buying the most expensive thing you will ever own.

Compared to what EA charge, I think a solicitor is fairly good value.
