How is Hampton, London as an Area to live?

Hi,

We're looking to buy a house. First time buyers.

In this overheated market, lot of people are priced out. We've had a look at a few areas.

Teddington, Twickenham are good but even not so great properties are flying.

We zeroed in on Hampton due to its suburban feel and houses being more affordable.

Does anyone have views on areas such as Rectory Grove / Wordsworth road in Hampton North.

Few of the houses we viewed went off within a week so just wanted to know how is it like living locally. Also, decent schools and catchment areas makes it seem like a reasonable choice.

Though commute isn't the best but will have to compromise somewhere.

Any thoughts would be appreciated.

Hampton is a very nice area. I believe the only reason it's slightly more affordable is because of the longer train times into London. It has a nice villagey feel

Its an absolutely lovely area, but the journey into London from there is slow. If I was commuting everyday and working long hours it would put me off, but if you can work around that then its a really nice place to buy.

I like Hampton a lot but I couldn't personally live there because of the commute.

You can move much further out for more affordable housing and have a shorter commute. Primary schools good but secondary trickier unless you can go private

Have lived around the area for a long time and it's lovely though as everyone says the commute can be long as it's a very slow train that stops everywhere. On the positive side though you always (barring short carriages or other disasters) get a seat when you get on at Hampton.

Rectory Grove/Wordsworth Road aren't the nicest parts of Hampton but Hampton village closer to the train is much more expensive. If you're really set on Hampton I'd probably prefer Nurserylands to Rectory Grove tbh.

Depending on commuting times you could get a lot for your money one stop along in Sunbury. The commute is only 5 mins more but it's out of zone 6 so the price shoots up quite a bit unless you're using a season ticket. A lot of people do drive from Sunbury in the morning and park in Hampton to take advantage of contactless/zone 6 pricing.

However you get a lot for your money and Secondary options are a lot better. Stick to Lower Sunbury if you're searching Rightmove.

Hampton is lovely, it’s just cheaper because tot the commute. Have you tried Hampton Hill and Hampton Court? Those are also nice and worth looking into.

Further out, could you look at Esher or possibly Hersham? Surbiton and Thames Ditton could also be good and not quite so expensive as Teddington or Twickenham.

Thanks everyone. Agree that commute is a challenge. Will check Hampton Wick / Surbiton areas as well.
