Does anyone know much about s20 procedure? I flagged up an issue with managing agents in July 2019, which I assumed at the time was related to an ongoing insurance claim. Between the managing agents and the insurance company, it took until August 2020 for someone to come and look at it. It was deemed to fall out of the insurance remit and something me and other flats would have to pay for. (3 flats total, Victorian conversion).
I sent weekly chasers to managing agents to ask for progression of quotes, offer assistance to chase contractors, but got no response. I finally sent a request for compensation, asked for a list of who they'd contacted and was then told they'd been trying and because of covid couldn't get contractors in. There was no list or any evidence they had done anything. After requesting compensation, within a week we received a s20 notice and two contractors ready to quote. Nov/Dec. Is it normal/proper practice to try for quotes before sending s20 notice? I just don't believe they did anything on it between august and December. One of the other owners said she didn't want people accessing her property during lockdown until she'd been vaccinated (70plus). Fair enough. I sent chasers after vax to agency to see if access would be allowed. No response. Last week I got told that they were going to settle on two quotes which we would receive no later than cob on Monday as there were difficulties getting contractors. Still no quotes.
There are a number of issues that historically they do not deal with and the delays tend to mean unnecessary inconvenience and financial impacts fixing the secondary impacts of a problem that's allowed to continue too long. Even quick wins such as clearing gutters aren't done - after weeks of requesting, told in December that they are waiting for all leaves to be cleared from trees. Issue was raised in July 2019, so plenty of time to resolve before anyone heard of bloody COVID. Ombudsman is not an option as they were expelled a couple of years ago.
