Anyone from Yarm?

We are thinking of moving to Yarm but I wondered whether there is anyone here who lives there or has friends/family there who can share their opinions on the area?

Are there any parts that maybe wouldn’t be recommended? We know there are lots of new houses being built and have seen some complaints that Yarm is being spoiled by them, would you agree that this is the case?
I know parking/traffic seems to be a common negative but we aren’t overly concerned about that if it’s a good place to live, are there any other negatives?

I take my daughter to a music teacher in eaglescliffe so I don’t know what it’s like to live there. The traffic is a problem though.
It’s a nightmare to park on the high street and I see traffic backed up for miles sometimes trying to get in.
I’ve seen big queues at 6pm in particular.

My sister lives in Yarm and loves it. The traffic through the high street is a nightmare both morning and evening. Its a real bottleneck. If you can avoid this it's a nice place to live.

We live 10 mins from Yarm and go there to shop a lot. There are lots of lovely little shops as well as some of the larger chains. The High Street is lovely with cobbled parking bays each side of the road but it gets very congested as mentioned. Its easy to park in the Sainsburys on the High Street though if you dont need more than an hour.
Most of the new housing is way out of the centre and it would certainly be quite a long walk down to the shops, maybe 40 minutes?
There is a river walk, a very well regarded private school near the centre and all the usual amenities, library, pubs, coffee shops etc. We wanted to live in Yarm but it can be a little pricey compared to other areas nearby such as Ingleby Barwick. Access to main routes is good and you can see the North York Moors, beautiful for walking. Seaside-Saltburn-is only about 20 minutes in the car. We love living here.
No areas to avoid that I know of.

Yarm is lovely, though the general area is, like many, suffering from over development. I'm not sure you can really get away from that though.

What do you need from the area? Schools, commuting, property type?

YarmYarn · 20/04/2021 10:48

I'm from Eaglescliffe. As another pp has said, lots of the new houses are quite a way out from the high street, but they are nearer Yarm train station with direct trains to York and Middlesbrough, and there are good state schools up that end too.

I prefer Eaglescliffe as its near Preston Park, nice riverside walk, easy to walk to the excellent high school here, Durham Lane Primary is also excellent. Two train stations give access to the coast and Darlington and Middlesbrough.

Not really any parts to avoid, but be aware that houses on the older estates (70/80's builds) are desirable and don't come up very often, so if you're relocating and want to move to the more established estates, you may find it easier to rent and wait for a house to come up.

Depending where you live now, the traffic issue is a bit overblown by the locals, yes it's busy in Yarm and parking is tricky (which is why being in walking distance is great), but even when it's rush hour you'll get through it in 15-20 mins usually, compared to city congestion it really isn't that bad! There is the usual small town resistance to new housing developments but the developments are typical for many areas now.

It's a little gem of a place and we love it, great access to countryside and coast. But the surrounding towns and cities are not the best, Stockton is very run down.

Schools (secondary) might be an issue. There are 2 private schools and Eaglescliffe which is oversubscribed. Not sure where the next secondary school is? Ingelby Barwick?

Fire55 · 20/04/2021 21:14

Thanks everyone, we will need to think about primary schools in the area.

We’ll have a look at Eaglescliffe too as it sounds lovely. We thought the houses near Hutchinson Hobbs Farm Shop seemed really nice and the estate seemed lovely but as you say @YarmYarn there doesn’t seem to be many on the market, I suppose that’s a good sign! We are just nervous about moving to a new area and want to try and make sure we are making the right decision.

We aren’t too concerned about 15-20 minute queues as we do have queues where we are at the moment

Yarm is lovely, but in danger of over development. The other secondary school is Conyers, which is closet to the houses near Hutchinson Hobbs. It was a good school when I went there but I left it in about 1985!

Cherubimbum · 21/04/2021 08:33

I agree with Yarmyarn. I live in Eaglescliffe (Seventies house) and love that it is walking distance to Yarm and in the other direction to Preston Park and railway station. Five minutes drive to the A66.

Most of the post millenial houses around here look nice and shiny but are further out from facilities so you would need to use your car to get anywhere. All the schools in the Yarm/Eaglescliffe area are good.

NightmareLoon · 21/04/2021 08:44

I have family there and it's really nice, although they are on one of the estates within walking distance of the centre. Driving through is not too bad. In-laws complain about the type of people who club and pub in the town centre (WAGgy types I guess?)

Yarm's secondary is Conyers, not sure why poster upthread thought they didn't have a state secondary.

FakeColinCaterpillar · 21/04/2021 12:48

I did - eaglescliffe secondary. I just didn’t know where the next one was as I know eaglescliffe is full so no guarantee
