Cost of a loft extension

TLDR - how much does a decent loft extension cost?

Context - we're looking at houses in east London and have a budget of approx £700k (approx £200k of that will be cash, £500k mortgage). Sometimes there are amazing 3/4 bed houses that come up for about £700k with loft extensions done, but these are quite rare and tend to sell v quickly. There seem to be quite a few 2 bed nicely-done houses at around the £600-£650k mark, but we'd want to extend up into the loft to get 3/4 beds plus an extra bathroom up there. In my mind I'm thinking this could be doable with £100k.

How much do loft extensions really cost? Bearing in mind we'd want a bathroom up there too.

That was a large bedroom (full dormer, two velux) and a reasonable sized bathroom.

2 dormer, velux windows, large bedroom and an en-suite cost us £30,000 5 years ago. We’re in the north east though.

£50-60k for the builder and then as much or little as you want to spend on a bathroom / shower room, carpets, lighting, window treatment etc

Ours was 90k (sellers left the invoicing) 5 years ago.

This was for a STUNNING extension - the nicest we had seen when house hunting.
it has a 20 something ft by 17 ft main room with built in wardrobes and good bathroom (double sinks and large walk in shower) and a small dressing room / baby room its 6 ft by 8?

It was done by a local firm who were known for good work but charged a bit of a premium
It had a decent bathroom fittings and sharps wardrobes (neither would be my choice tbh but they are nice / do the job)

We had seen 4 other houses on the 2 roads we were keen on and their extensions were so crap in comparison. Low ceilings and unasable space and aeful walk in/crawl in wardrobes and didnt feel like master bedrooms at all.
Ours had a totally different layout and used the roof to give extra height/drama to the room.

Basically, Get a good architect!!

Totally do-able with your budget. Am sure you know already, but make sure the stairs coming up are designed in a way you don’t lose too much space from the 1st floor bedrooms .

Thanks everyone. The costs do seem to vary a lot! Sounds like we should be able to do something within budget though.

And thanks also for the points about good architects and stair positions! I assume stairs horizontally across the middle of the house are less good...

I was recently given an estimate of £80,000 for a medium-large conversion (bedroom, bathroom, built-in wardrobes) in SW London.

I'd budget £60k+. The plus is how you fit it out.
I'm buying a house with a loft conversion but without the dormer. I want to move the bathroom over a bit and add a utility room there, and do the dormer. I'm guesstimating £30k.

We are in an East London Victorian terrace and have converted our loft into a main room dormer plus ensuite and a smaller office above the outrigger part of the house. Totally doable for your budget.
