Basement / cellar tanking

Wondering if anyone has advice here. I am looking at a terrace on a hill with a basement room which opens onto the garden but isn't really a livable room at the moment. Behind it is a cellar room which is under the front part of the house and I would want that for dry storage really. Any thoughts on approximate costs of tanking out and fitting the basement to be a usable room? I will need a structural survey, I know. In Yorkshire so wil be cheaper than London prices!

Also in Yorkshire...we did this around 17 years ago - for 3 lower ground floor rooms. It will depend on size of rooms & what other work is needed (we needed new floors, doors, plastering, electrics, ceiling etc). You are best getting a few builders to quote but from memory the actual tanking itself wasn't expensive. Definitely worth doing if you need the extra space.

Hope the viewing goes well. Unless you need the extra rooms immediately, it's not something you need to do straight away - although if other rooms need work too there might be economies of scale in doing it all together. It really transformed our house & we've had no damp issues at all.

Also, try to find out if neighbours have done similar as they may be able to recommend a local expert builder - all the basements in our street (also a hill) have been tanked & made good by the same very local builder Smile

We are in Yorkshire and did similar. We tanked the back but but we just used lime plaster on the bit which opened into he garden and it was fine. It was breathable enough to let moisure out without the walls getting damp.
