Anyone converted a small loft in a 2 up 2 down terrace recently?

I’m just starting to plan if we will need to move for the 3rd bedroom or if we could afford the loft to be converted.

It’s a typical 2 up 2 down 1900’s terrace so quite a common example to convert I think.

Googling it tells me a loft extension could be £20k but I also get answers telling me to expect to pay £60k which is way beyond my means

I don’t want to waste any contractors time in quoting if there’s no chance I can afford it even to begin with

We had a two bed cottage. No hallway, two rooms downstairs. Converted lift for third bedroom . It worked because one of the bedrooms was massive and could still be a good sized double when the space for the loft stairway was taken off. It cost us £17,000. I'll try and pm you the link to the house on right move so you get an idea

@wanderlove you are brilliant, that sounds just like mine (no hallway)

Did you manage to be ok within building regs without the hallway to give direct route to front door exit?
(One of my worries was we wouldn’t be able to get past this first hurdle)

£17k is amazing price! Was that with velux or former?

Would love to see link to it please.

Sorry I just saw this. I can't wirk out how to pm you on my phone so will try and send the link on my laptop when I'm home. It has velux on one side and dormer on the other. It passed all building regs; there was talk of having to box of the stairs but we didn't in the end. We had to raise the apex of the roof by about 10 cm to pass building regs but it worked fine with the dormer

Im in the process of adding a loft to my two up / two down. Im also adding an extension at the back and reconfiguring my first floor (we basically left one internal wall of the original property). If you are coverting attic into bedroom space you will need to add the cost of fire doors to your budget which can be pricy. I am paying £ 30K for dormer with ensuite, two double glazed windows and a velux. We live in North West. Building at the moment is very pricey.
