Building survey or Homebuyer report

Which one would be more suitable for a 1950s semi in fairly good condition, with a rear extension done in the last 10-15 years?

We're struggling to find a surveyor who can fit us in in the next month, and thinking of going with a Homebuyer report as we can get that done earlier.

The difference in cost between the two reports is not too much of a factor. It's worth the peace of mind if the building survey catches more issues with the house.

It's already top of our budget, so really don't want to be spending much after purchase.

I'm mainly concerned about damp, roof condition and any other things that could cause issues... the property itself looked in good condition during our 15 min viewing but we're no experts.

Also, would either report give us an estimate of how much possible repairs would cost or would that need a separate quoting from an expert?

Local surveying company better or use a chain?

Go for full survey. As for quotes, I think you can ask when you book for estimates, but it will really only be a very rough guide. They don't know the extent of the work required for example.

Full building survey for sure. There’ll be a lot of minor things with a building of that age and with additions, hopefully no dealbreakers but it’s good to know from the start exactly what you’ve got and our survey has acted as a ready-made to-do list as well.
