How long do you reckon buying this house will take?

Offer was accepted 6th March, it took until last week to get our mortgage sorted, no real reason all was fine, just a backlog.

Got a homebuyers report booked for 22nd. I'm not anticipating any huge problems but there are two flat roof extensions and the age of the house makes me worry about damp etc.

Estate agent can't get an answer from vendors on their position apparently which is slightly worrying.

Our tenancy is up here mid June so the landlord will be in touch. He's quite a difficult person. He's already said that the minimum tenancy he will agree to is 6 months which is why we have tried to time things as we did.

Never done this before! Have 'owned' houses previously but ex h was very controlling so I wasn't in the process at all, no idea what went on I was just told when and where we were moving to. So this is all new to me!

Solicitors have everything the need from us at the mo.

I'm just quite anxious about the whole thing.

Friends have said just find a short term let but where we live it's not really a thing. And we can't afford to 'move' twice. We don't have anyone to stay with or store furniture with.

I just don't want to get into a mess with the tenancy.

We had to move here on short notice (200 miles away from where we were renting previously), due to some horrible and unavoidable circumstances, we had six months left on our years contract. We explained everything to the landlord and were willing to hold as many viewings as it took to replace us - he was just as difficult and even told the agent (a friend of a friend so I heard this as gossip) that he was going to hold out on new tenants to teach us a lesson and make us pay to the end. He arranged tens of viewings and turned them all down. I was very ill at the time (part of the reason we had to move to a much cheaper part of the county) so it was stressful having sometimes two viewing a day when I was supposed to be on bed rest. We got a loan in the end to pay the rest of the tenancy which financially fucked us for a while (it was London so high rent). So I'm scared of having the same thing happen again.

You will get loads telling you that you don't have to leave at the end of six months and without a new lease you go on a rolling contract and should the landlord want you out he has to give six months notice, whereas you still only have to give one.
But to your initial question I think you'll be hard pressed to complete by mid June, especially if you don't know your seller's position. It's not info from you your solicitor needs It's info from the seller. Are searches back? Have queries been raised? Plus your survey may bring up more enquires, and you won't get the report back for a few days bringing you towards the end of the month, giving only a couple weeks to get answers. If your seller's were imminently about to exchange and complete themselves their solicitor should have told yours to coordinate.

Dh Called the agent and finally they updated - they haven't found a place yet.

So I guess we'll have to speak to the landlord and ask to go onto a rolling contract when this ends in June. He's already said he wouldn't consider anything less than 6 month contracts but we'll see.
