Feeling so pressured by everything buying/selling

We listed our house on good Friday had an offer of asking price after 2 nd viewing, estate agent said to hold out as loads more viewings booked.

On Saturday (yesterday) I woke up to a viewing booked for next Friday, I rang estate agents and said they knew we had a deadline of Monday( tomorrow) for our new build reservation. They stated buyer had online viewed and offered asking so they slotted them in.

To me that’s not a offer that’s able to proceed.

We had 10 viewings yesterday m, 2 repeat viewers and a regular at viewer tomorrow lunchtime.

The asking price original offer was withdrawn after 24 hrs, so we have the online viewer offer who hid knows will withdraw after proper viewing and we are pining our hopes on one of the 19 that saw it yesterday to offer, they all know we need a decision by Monday morning.

This is where it gets complex.

New build firm assured me they would hold plot till Monday afternoon, it really is last plot on site.
But they called yesterday and said unless we reserved with £500 immediately and confirm offer on Monday by 4 pm we lose the house.

Yes we paid it, pressure is unreal.

So worried now nothing will be proceedable and we lose new build worse still after 20 viewings no proceedable way forward.

The disruption with constant viewings is unreal especially when 2 of us work from home.

Any advice or words of wisdom? I’m losing sleep over this.

The new build was selected to keep in tune team of changing schools over summer holidays and the size was what we needed.

Sorry for errors, 10 saw it yesterday not 19 and we are worried about validity of online viewers offer without seeing property.

What happened to the original asking price offer? Was that on the condition that you’d get more?

You’ve had so many viewings... I’m sure one of them will offer. Has the EA had any feedback about them all?

Estate agent confuse themselves when we ask for feedback or anything, the feedback on portal is 5/5 from 3 of the earlier viewers.

Estate agents don’t listen to anything we say and even after we stated due to work commitments no viewings before 3pm they ignore and book away, a few times 30 mins notice of viewings.

But...you've done this the wrong way round, haven't you? You need to get a proceedable offer on your house first, and then look for the house you want. It's far too much stress this way round!

We know that, we just kept getting pressure from nee build to reserve now and estate agent to keep allowing viewings. Losing £500 is no big deal, not having a proceedable buyer is the issue as well as ridiculous pressure

It’s all very overwhelming, husband has a massive project for work so has left it for me to sort out.

Carting 2 dogs a stroppy 9 year old out and getting husband out of the door has taken its toll on me, especially on cold days!

Sounds like you are using an online agent. I personally hate them- not had one good experience trying to buy through them.
You are right to be wary of the online viewed offer only.
But it does seem you put yourself under unnecessary pressure- deciding on a house and giving yourself only a couple weeks to sell. You should have waited. You have only yourself to blame.

It’s a high st agent not online. When we put house on market there was 8 plots left so we thought what will be will be but the new buildout the pressure on as it is now the last plot left. Everything is going within days where we are looking to move too, we are 6 hrs away so it’s not been easy to navigate. I fully accept it’s my fault for chasing a house that fits our criteria.

Dont allow viewings from anyone that is unproceedable. Is this an online agent? I should imagine you'll get some offers from all those viewings but before you accept make sure agent has seen AIP's, proof of funds etc.

I completely get why this feels really stressful, buying and selling houses is! We tried to do it your way around last year and it was so utterly stressful trying to secure our next home before we'd sold ours that in the end we realised we'd made a massive strategic error and came off the market. This time around we scanned Rightmove as per usual but promised ourselves only to book viewings once we'd sold. Made it less stressful as we knew we were at least proceedable so less likely to miss out. I'm hopeful that you'll get more offers soon but I'd be prepared to possibly lose your £500 deposit and the new house. If this does happen maybe consider whether it's worth the additional stress to try and obtain your next house before you're proceedable?

Just to update

We had a call at 2pm with 7 offers on the table. All over asking price.

We went with a qualified buyer who had no chain below him for £10,000 over asking.

I know we are very fortunate as this could have gone pear shaped.

The relief is immense.

So you was under pressure to secure the new house and presume told the agent, who knowing this pushed as many viewers through the door as possible but you wasn’t happy with them doing that? Confused, if you needed an offer, you needed the viewings, anyway pleased you got several offers, sounds like the agent did a Stirling job!

You're very lucky the developer a) held the property at all without a deposit fee b) accepted a reservation whilst you weren't proceedable. That isn't usual practice. Glad you're sorted now, good luck with the process.
