What would you accept as survey chips?

Our buyers came round over the weekend. Supposedly to measure up but they were clearly checking things against the survey.

Based on what the surveyor asked me and what they were looking at I expect a few things to come up:

  • the decking is a bit old
  • the repointing the surveyor said needed redoing (although I'm assuming this would be cosmetic as there is no internal damp or cold spots).

We accepted an offer under asking. Would you accept any chips?

I wouldn’t reduce price for anything which was visible during viewings, such as decking. The offer should have been made with having to repair or replace that in mind. Things which weren’t anticipated, and which affect the structure of the property, I think it’s fair to negotiate. You’d probably want to get the pointing done if you weren’t planning on moving, it isn’t just a “nice to have” detail. It’s pretty common to meet in the middle and accept a price reduction which equates to half the cost.

No because your house would of been priced in its current condition taking that into consideration and you accepted under offer already.

Repointing shouldn't cost too much unless a huge amount (like was it the whole wall?) I just had my builder do some before I had my house surveyed. It was just three sq meters he did it pretty quickly.
Frankly its just one of those jobs you'd expect needs doing in an old house.

After sleeping on it I think I'm going to say no. It's an old house but we have done tons already. We are moving into rented for them to meet the stamp duty holiday which I think is enough of a concession. Our mortgage application isn't terribly straight forward so I don't want to throw anything else into the mix at this stage.
