Buying/ selling stress - help me formulate a plan for this week

Hiya, I've posted a few times lately. We're trying to relocate for DH job. This week it has all gone to hell In a handcart. I've had a couple of days of tears and feeling rubbish but could do with help to do what I can this week.

House put on market in October. Sold in 4 days, 8k over asking price. Sale dragged on owing to leasehold issues with our buyers home, their buyer asking for a £30k drop the day before exchange and then in Feb the chain collapsed on the morning of exchange.

Undeterred we put it straight back on the market first week of march. Sold again - for asking price. That fell through week before last. Her surveyor 'found' dry rot and despite 2 damp specialist surveys saying there was none she refused to believe it and pulled out.

House back on market Maundy Thursday, 3 viewings, one offer 15k below asking price which we've turned down as it's not enough for us to move. Not in a we're too greedy sense, but in a 'we can't make the numbers work'

EA has put us back on as a premium listing on Rightmove, but we've had no more interest. We also heard from one of the other EAs that ours was telling people there's a damp issue at the back of the house. There isn't but the specialist survey identified that there could be (out house is 100 years old) so DH is doing some work to lower the patio and put in some extra damp proofing.

In the interim we'd reserved a house on a new development and have been told by the developers that they're putting it back on sale as we're well over their time period to exchange (we are). We have had to pay for the kitchen and sanitary ware so need to either get the reservation reinstated or a refund.

What do I need to do this week? Please help, I had a MC about a month ago and haven't really picked myself back up, but need to get organised and get this sorted. I suspect my hormones have levelled back out, hence my need 'to do things.

Do I need a new EA? Give ours 2 weeks? What do I say to the new build people.

So sorry to hear about your miscarriage. It sounds like you've had a really tough few months.

On the basis that you aren't able to put the sale on ice for a couple of months to give yourself a break, I would -

  1. Look at the contract with the EA - if you can cancel without penalty then I would do that and find someone else. If not, I would call the branch manager tomorrow and tell them to stop raising the damp issue as it's not confirmed. If they won't do that then look to agree a "script" on what to say - i.e. its not confirmed, you've taken remedial steps anyway, the house is priced accordingly etc.
  1. Get a refund on the new build so you can focus on the sale - you have so much going on it will help if you simplify.

Sorry to hear you've had such a rough time lately - that all sounds so hard. I echo the previous poster regarding calling the EA and discussing the damp issue with them and what to say. Best of luck!
