How many viewings or requests - on average - before you get an offer?

This may be a “how long is a piece of string” question, but our London property went on the market on Wednesday and we’ve got 6 viewings lined up for Saturday, and the same number again of requests who haven’t (and maybe won’t) set a time yet.

We’re doing an online agency sale, so all these requests come through to us - which is how I can see them all.

How many viewers do you think it takes to get an offer?

All these viewers are people who are coming because they want to based on the Rightmove ad, and not because an agent has persuaded them they might like it, if that makes a difference...

3 for us. I’d say that’s probably common in the current crazy house climate.

When we sold in London we had 10 viewings and 2 offers, although that was pre covid. Maybe people are less likely to view a property now unless they really think they might put an offer in (pure speculation!)

Are you selling a flat or a house? Apparently houses are more in demand right now so might sell quicker.

But because they came through the agents none were ‘time wasters’. COVID protocols meant that agents were only doing viewings with FTB with mortgage offers in place or people whose own house was under offer and had the necessary mortgage agreement for the difference, or cash buyers.

Absolutely impossible to say. My first viewer bought my house. I had other viewers lined up- none of them got a look in.

I think I read somewhere in a normal world 42 is average, but in these strange times property is in very high demand and scarce in supply, so most properties sell within single figure number of viewings.

We have recently moved, we have downsized from a very large 5 bed detached house, to a 3 bed detached bungalow, we sold our house after 8 viewings, and we were the second viewers of the bungalow we purchased.

So I would expect that you may find your buyer within the first few days.

@Roselilly36 ha I've heard more like 10-12 in normal times, I can't imagine 42! Certainly not as an average!
Anyway it took me 12 separate viewers, three came twice. No one has to convince anyone to come view in this market, but you do want the them to be proceedable, so does your online agent check that? While I had only to verbally confirm I was under offer before I viewed, at point of making an offer on the property I had to show proof of funds and they rang up the agent selling my house to confirm I was under offer.
Unless you are overpriced or have a tricky house you will probably sell relatively quickly, but be sure you don't just go for price but a proceedable buyer too.

7 viewings for us. The EA had 50 calls of interest on the first day on the market. We have 3 small kids so we made clear to the EA they had to weed out all time wasters as we didn’t want to do a lot of viewings.

When I sold it, the first people to view it made the offer.

Over 20 viewings over 6 months (quite a bit of that was lockdown), last time about 16 viewings over 4 weeks. I wouldn't let anyone come and view unless they were 'proceedable' ie. already sold or ftb.

We put our 3 bed terrace in the NW on the market on a Thursday afternoon 2 weeks ago. Back to back bookings on the Saturday. 9 in total. A second viewing on the Sunday. 2 offers received over the weekend. One just shy of the asking price. Bit of negotiation and agreed a sale with full asking price by the Monday morning. So quickly. EA was still getting calls about viewings over the weekend and the Monday so just took names and numbers incase it went pear shaped.

Estate agent wouldn't let anyone view unless they were processable. So we had a couple of FTB, a cash buyer and a some who'd already sold their property. So there was no time wasters.
